RENTAL AGREEMENT FOR APARTMENT _____ AT 505 W Maumee St, Adrian MI

1. This apartment shall be occupied by the agreed person(s) whose signature is below. There will be no additional people living in the apartment at any time or rent will be doubled.

2. There will be no extra vehicles added to parking area, unless given permission by landlord. Water is not provided for washing vehicles.

3. Garbage goes to the dumpster. NO TRASH IS TO SIT IN THE HALLWAYS.

4. Absolutely no pets, except by express permission of the landlord. A pet fee of $25 per month will be charged. If the pet becomes a nuisance or neighbors complain, the pet shall be removed or tenant will move. The tenet is responsible for cleaning up after the pet (both inside and outside). All licenses and immunizations shall be maintained as provided by city and state ordinance.

5. No illegal activity on the property. Also, be considerate of noise for your neighbors.

6. Tenant will maintain the apartment in a clean and sanitary condition at all times and will leave the apartment in the same condition as they received it when they move out, with normal wear and tear expected. Injury to the apartment will mean forfeiture of security deposit plus any additional expenses to put apartment back in good condition.

7. Tenant shall not paint, paper, or otherwise redecorate without written consent of the owner.

8. I agree to let the landlord inspect the apartment, within reasonable notification.

9. Owners shall not be liable for any damage or injury to tenant or any other person or property occurring on the premises and tenants agree to hold owner harmless from any claims for damages no matter how caused.

10. A one (1) month’s notice must be given to landlord before moving or $250.00 will be forfeited from security deposit.

11. Tenant must notify landlord IMMEDIATELY by phone at 265-5827 or 313-310-4824 of any electrical problems, water damage, broken appliances or serious structural damage.

12. Rent will be collected as agreed upon by the landlord and tenant.

13. For energy savings, keep storm windows down in winter.

RENT

1. Rent is due on the first (1st) of each month. After a period of three (3) days, if it is not paid there will be a $5.00 per day additional charge.

2. A one-time nonrefundable cleaning fee of $75.00 is due at the beginning this agreement.

3. Any failure of the tenant to pay rent or violation of rental agreement shall at the option of the owner, terminate all rights of the tenant. Tenants also agree to cooperate in all showing of the premises when given 24 hour notice to show to prospective buyers.

4. Electric bill is the responsibility of the tenant.

5. Security deposit is due at the beginning of the lease and equal to the first month’s rent.
