Avalon West – Walk through

Here is a listing of all the finding that should be bought to the attention of the developers (PULTE).

1. Grading at Pavilion Large Drain – 2” of standing water.

-needs re-grading to slope area towards drain

2. Pavilion playground – 2” of standing water and ground eroding on right side barrier (next to parking lot).

-needs working drainage (found only 1 drain from playground – looked partially blocked)

-needs re-grading

3. Pavilion parking lot – Standing water is killing the grass /trees and eroding the dirt away. Standing water at entrance to pavilion due to uneven leveling of pavement (curb is too high).

-re-pave the parking lot to form slope/grading towards drains

4. Side walk at pavilion entrance is too low and poses tripping hazard. Sidewalk not repaved after storm drainage system fixed.

-redo sidewalks to make even with curb and continue down to pavilion

5. Man hole in center of Cul-de-sac on Downshirenotflush with street.

-needs to be re-paved and graded properly

6. Grading behind Brookfield is not sloped properly standing water behind several houses on the side of the Strom water drainage. Unfinished trench dug to allow for some drainage, but still has standing water and is fall hazard.

-complete grading for proper drainage.

7. Grading around the rock area at the larger storm water drainage system is pooling and not draining properly.

8. Black sediment fencing still up behind Brookfield.

-Is that because houses are still being built on Brookfield?

9. Water pooling in common area behind Devonfield on side between Avalon West and Avalon – 4”.

10. Smaller storm water drainage area (Corsica) – doors are off the hinges and tree next to stone drainage is covering the drain.

-doors need to be replaced and drainage needs to have proper covering to prevent blockage of drain

11. Grading behind Brookfield and Corsica has standing water.

12. Storm drainage at Tot lot needs to have a cover to keep kids and animals out.

13. Why does storm drainage (Manhole) sits well above ground level on concrete between Brookfield and SWM2?

14. Should the new drain covers behind homes on Downshire be secured (easily removable).

15. Storm drains need to be stenciled in with “NO DUMPING – CHESAPEAKE BAY”.

16. Check with county to see if storm water drainages have been turned over to the county yet.

17. Check with county to see if pavilion parking lot has been turned over to the count yet.
