Title: Property Manager

Reports to: Senior Vice President/CFO

Classification: Salaried / Exempt

Position:

Individual is responsible for the overall property management of approximately one million square feet of commercial retail strip center properties, including operations, maintenance, security, finance, lease administration, marketing and tenant relationships.

Duties and Responsibilities:

I. Property Management Duties:

  1. Supervise all on-site personnel, assist with management of vendor contracts and supervise (monitor/evaluate)vendor/contractors.
  2. Effectively represent owner in day-to-day operations of the property.
  3. Monitor construction projects at the centers.
  4. Maintain the centers in a manner that is consistent with company standards.
  5. Manage and monitor the utilities and on-site trash dumpsters and compactors.
  6. Communicate regularly with management team regarding tenant matters, leasing issues, promotional and marketing activities, construction activities and any other matters relating to the management of the centers.

II. Financial and Lease Administration Responsibilities:

  1. Assist in preparation and implement of annual budget and other reporting requirements.
  2. Assist in the development and execution of annual budgets and billings for CAM, taxes and promotional fees.
  3. Prepare monthly management reports, maintain effective communication with owners, and maintain appropriate documentation of critical items.
  4. Assist in the timely collection of rents, sales reports, insurance certificates and other lease required documents.
  5. Review and approve all disbursements.

III. Tenant Relations:

  1. Establish a positive working relationship and high level of communication with all tenants at the local, district, and when necessary, the home office, including an understanding of all aspects of tenants’ operation.
  2. Serve as a liaison between the company and the tenants at the centers.
  3. Monitor the sales performance for each tenant, trends, and affect change where needed.

IV. Community Relations

1. Attend community, governmental and/or culturalevents, meetings and activities relating to operational and/or marketing matters at the centers.

Requirements

1. Position requires a college degree.

2. Minimum of 2 year experience managing commercial strip center property is required.

3. Experience in construction management. Coordination of tenant build-outs a plus.

4. Strong written, verbal and analytical skills.

5.Strong interpersonal and organizational skills,with an emphasis on attention to detail and the ability to multi-task.

7. Understanding of real estate finance including budget preparation, variance analysis, monthly reporting, operating expense reconciliations and analysis of financial statements.

8. Proficient in Word, Excel and Outlook. Experience with R/E accounting software such as Skyline or Yardi preferred.
