POST: TECHNICAL OFFICER GRADE: 6

SERVICE AREA: INVESTMENT TEAM

DIRECTORATE: CUSTOMER SERVICE

JOB PURPOSE:

1.  To provide an effective asset management service to ensure that Calico’s building stock is fit for purpose and protect the value of its assets.

2.  To complete in depth damp surveys, effective diagnosis & production of reports & specification of works for issue to contractors

3.  To pre & post inspect building defects, produce detailed specifications and drawings, as appropriate, ensuring an efficient, value for money, customer focussed & high quality service is delivered at all times.

4.  To undertake property inspections to assist with effective asset management.

RESPONSIBLE TO: Contracts Manager

KEY DUTIES AND RESPONSIBILITIES:

1.  To diagnose building defects and identify appropriate solutions, providing advice and guidance to colleagues and contractors on matters concerning the condition and repair of Calico assets. Prepare drawings and specifications to a high standard.

2.  To undertake pre and post inspections of our properties to ensure that all works (planned & cyclical) are completed to the agreed quality standards and that timely progress is made with programmes.

3.  Conduct damp inspection surveys in preparation for works, carry out full accurate diagnosis & produce full specification of works. Complete work in progress & final checks to ensure that agreed quality standards and performance targets are being achieved and timely progress is being made with works.

4.  To oversee programmes of works for roofing, damp, kitchens, fencing, & external wall insulation, liaising with contractors, customers and staff to ensure successful delivery of works and issue variation instructions as appropriate.

5.  To undertake property MOT inspections to all of Calico’s assets and proposed new acquisitions to inform budget requirements and ensure the long term protection of our assets highlighting any H & S risks relating to HHSRS & asbestos.

6.  To supervise works and undertake post inspections of all major disabled adaptation works completed.

7.  Manage party wall instructions and deal with permissions and any building alteration requests

8.  Create a health and safety conscious environment, ensuring that premises & sites are kept safe and operational at all times. Ensure that all health and safety requirements are promoted & adhered to and that any breaches are reported immediately.

9.  To adhere to our customer care policy, ensuring all standards are met and that all customers receive high levels of customer service.

10. To be proactively involved in the work of a Corporate Group, in order to make an effective contribution to the successful achievement of the group’s aims and objectives.

11. To carry out any other duties appropriate to this post, as necessary or as requested.

12. Carry out asbestos re-inspections if required
