BOARD OF DIRECTORS MEETING
MINUTES
October 20, 2011
Attendance: Board Members Present: Sheryl Barbin, Carol Cohen, Bernice Marinucci, Michael Rush, Carole Witt

Call to Order: Bernice Marinucci, President, called the meeting to order at 7:40 p.m.
Homeowner’s Forum:
A homeowner from Honey Run attended the meeting to complain about neighborhood dogs barking excessively. The barking occurs when the homeowner goes outside, and it has affected the quality of life for this homeowner and several other homeowners. There are a couple of ordinances in Upper Dublin: (1) dogs cannot bark after 10:00 p.m. to 7:00 a.m. (When the police are called, the barking has stopped.) and (2) Any sound of such level and duration as to be or tend to be loud, unexpected, disagreeable or injurious to human health or welfare, or which would unreasonably interfere with the enjoyment of life or property throughout the township or in any portions thereof.
The Board advised the homeowner that they will check into what can be done and advise the homeowner.
Minutes:
A motion was made by Sheryl Barbin and seconded by Carol Cohen to approve the September minutes.
Treasurer’s Report:
Ray Funkhouser distributed the Treasurer's Report via email prior to the meeting. There were no questions.
Follow-Up Report:
Seal Coating/Paving – Bernice and several other Harrison Place homeowners had their driveways seal coated/paved and were all satisfied with the work done. They will add the name of the paving company on the web site. In the meantime, Katie will talk to the owner of this paving company and have him contact those homeowners who would like their driveways seal coated. Katie will also contact Cornell about coming back to check Grant Mews as there were problems on that cul-de-sac.
Drainage Problem behind Adams Way – Katie will contact Sharon Damsker (our Township Commissioner) and make sure our complete drainage problem behind Adams Way is put on the budget for next year. Bernice suggested Katie check with the township to see if some of the work can be done before winter. What we need to do is remove the dead wood, remove some of the dead trees and trim some of them back. Upper Dublin did some grading and removed a tree that was hanging down. Clauser already gave us a bid for our work. The board approved their proposal and Katie will notify Clauser.
Landscaping – K&K planted mums at the entrance and comments were made on how nice they look. Katie is awaiting another proposal on redoing the Tyler Planter. A homeowner asked Katie about the arbor vitae around the parking pad on Honey Run between Monroe and Van Buren. The board discussed the fact that the arbor vitae belongs to three homeowners, not the Association, therefore it is their responsibility. Katie will get in touch with the homeowners about having them cut back. Michael added that the pine trees around the Van Buren parking pad are a real problem. The needles are falling all over the cars and sap is also falling on the cars. Since these trees are the responsibility of the Association, Katie will get a price to have these trees removed. Arbor vitae can then be added. However, because it is late in the year, it was suggested that we get the trees removed and replace them in the Spring. Carole Witt also suggested we keep an eye on the tree in the Van Buren planter that is starting to look droopy. Perhaps next year it will have to be replaced.
Katie was asked to get a price on replacing the survey wood posts with in-the-ground metal ones so grass cutting can be done over them and so they are more permanent. She got a price of $600. The board agreed that the price was too high. Katie will check around for other proposals.
The question came up about the PECO loose lines running along Honey Run near Susquehanna Road. They have been there for sometime. Katie mentioned that some homeowners are having trouble with their electric and PECO told the homeowners that they have to put in a new line. Although this is a problem between PECO and the homeowners, the board is concerned that there could be a problem when Honey Run is plowed.
Recently the Association and community lost a very valuable homeowner and board member, Don Denny of Jefferson Court. Don was one of the original homeowners in Tannerie Wood and with his engineering expertise, Don has been an unbelievable asset to setting up the association and many other projects at Tannerie Wood over the last 25 years. It was suggested that we add a small memorial to Don in the community. Katie talked to K&K and they suggested a small tree planted in the basin area. We can then add a small plaque. The cost would be around $200.00.
Management:
Katie reported that the inspection and re-inspections were going fine. She will email the Board the complete list and we will fine those who didn’t take care of their violations.
Old Business:
User Manual – Nancy reported that the User Manual is complete, however, she suggested a special meeting with Bernice, Carole Witt, Carol Cohen and herself to make sure the User Manual and the Resolutions match. Some of the Resolutions will need updating. Bernice suggested that the User Manual and the updated Resolutions be distributed to the homeowners along with the invoice for the 2012 dues. These will go out the end of November.
New Business:
Community Communication via Yahoo – Our Webmaster, Pete McManus, contacted the Board with the suggestion of stating a Tannerie Wood online group. This would be on the internet (Yahoo) and only open to homeowners of Tannerie Wood.
· A Yahoo Group would be created with an e-mail adress like TannerieWood@yahoogroups. Com
· Anyone in Tannerie Wood could sign up to be in the group.
· Whenever someone sent an email to everyone in the group would receive the email.
· It would be set up so that only group members could send emails to the group. This would prevent spammers from sending emails to the group.
· It would provide a way for homeowners to share ideas and information, such as events in Upper Dublin, contractor experiences, lost pets, search for tennis/bridge/etc partners, etc.
· It would not be used for direct communication with the board (as in complaints, etc.). This would still be done through the existing channels.
We would like to know how our homeowners feel about participating. Please contact Katie.
Exterior Modifications
Carol Cohen presented the following EMFs:
1. Replacement garage door on Van Buren – approved
2. Replacement of gutter and downspouts on Honey Run - approved
The meeting was adjourned at 9:45 p.m. The next meeting will be on Thursday, November 17, 2011. All homeowners are welcome.
