Facility Maintenance Worker – Health Care Environment
Job Summary:Performs maintenance and repair duties related to building, grounds and equipment; carries out preventative maintenance on boilers, air conditioning units, emergency power and other related equipment in the facility; in charge of the maintenance function carrying out related administrative duties. Inspects and maintains fire protection equipment and provides instruction/training to staff in safety and fire prevention hazards. May supervise Maintenance Workers and/or other designated staff.
Qualifications:
Grade 10 plus three years related experience or an equivalent of education, training, and experience. Certificate of competence 5th or 4th Level Boiler Operator and or Electrical or Plumbing Experience. Must be eligible for membership in the BCGEU Facilities Subsector.
Typical Duties:
1)In charge of the maintenance function by performing a variety of duties such as recommending renovations to the facility, preparing estimates of labour and material costs and monitoring maintenance contract work to ensure the adherence to facility requirements.
2)Performs maintenance and repair duties in one or a variety of areas such as electrical and/or painting.
3)Performs preventative and demand maintenance on steam and hot water boilers and heating, ventilating and air conditioning systems by lubricating, repairing, replacing or installing equipment and/or parts such as pumps, fans, air compressors, heater, refractory, pneumatic systems, valves, bearing and seals. Performs and documents preventative maintenance on other facility equipment as delineated in the Preventative Maintenance Manual.
4)Operates steam and heating boilers, air conditioning system, including starting up and shutting down boilers and related pumps, fans, air compressors, pneumatic system; monitors and adjusts temperature control system, pressure and feed water levels; monitors and records meter and gauge readings to ensure distribution of steam/air heating to designated areas.
5)Tests and maintains auxiliary power generators and repairs/adjusts as required.
6)Answers service and emergency calls for systems such as fire protection, medical air, vacuum and gas; resets systems, assesses and performs required repairs and/or calls in appropriate person according to established procedures.
7)Monitors expenditures and makes recommendations regarding budget for assigned area.
8)Oversees and updates standards and procedures for designated area.

10)Supervises maintenance workers and other designated staff by performing duties such as scheduling and coordinating work assignments, evaluating employee performance and determining related training and orientation requirements.
11)Performs other related duties as necessary.
