MEETING MINUTES

President Darrell Doyle called the board meeting to order at 8:56 a.m.

APPROVAL OF MINUTES: President asked for review/questions/comments on the minutes of the January 21, 2012 meeting. Motion made by Christopher Myers, seconded by Glorian Drews to accept. Motion carried unanimously.

TREASURER’S REPORTS: Treasurer’s report for 01/31/12was presented for approval. Beginning bank balance $23,232.28 with cleared deposits of $1,731.94 and cleared checks of $3,470.65, leaving an ending bank balance of $21,493.57 as of 01/31/12.

The property collections report for 01/31/12 was also presented: Prior Maintenance Fees balance $170,375.50. Prior Mowing Fees balance $60,030.00. Current Maintenance fees for 2011/2012 balance is $45,300.00 as of 01/31/12. Current Mowing Fees for 2011/2012 balance is $13,400.00 as of 01/31/12.

Treasurer’s report was approved as presented.

COMMITTEE REPORTS:

ARCHITECTURAL CONTROL REPORT:

Nothing new to report

DEED RESTRICTION VIOLATIONS:

David Phillips –451 Lake Shore Drive – Complaint of roof caving in. Teresa will send out a deed restriction violation letter.

WEEKEND RENTALS AND B&B (DIRECT VIOLATION OF ARTICLE 1.07 PER TEXAS RULINGS):

Paul and Evelyn Wilson Sub II, Sec 9, Lots 965, 966 – The Wilson’s have sold their home and a settlement was reached.

Shareen Lee - Sub II, Sec 7 Lots 871, 872 – Court date has been set in District Court.

SMALL CLAIMS SUITS:

New payment arrangement letters extending the time to pay to 48 months with no down payment have gone out to Claude Jackson and Joe McBee. As of meeting date no correspondence has been received back.

J. Hartman Development – still in the process of finding the owner/owners of the company so the POA can have them served with papers.

Randall Wells – still in the process of finding survivorship to him.

William Q. Sloan – Answer has been filed through his attorney. Christopher will contact Judge Magee’s Court Clerk for a court date.

OTHER PROJECTS AND ISSUES

Heddins/Dungan Lawsuit: Nothing new to report.

Public Nuisance - Tim Ford on behalf of the Board, filed a public nuisance on Leslie Baker for the violation of Deed Restriction 2.04 for accumulation of garbage, trash, litter and rubbish, etc. As of meeting date, it appears that there has been an effort made to clean the yard up.

Winter Projects for Marvin Carnes: Robert Collins has turned in a list from Marvin to the board.

Hole in drainage pipe at Sub II boat ramp: Marvin is fixing.

Reset gate pipe at Sub III boat ramp: Marvin will be fixing and concreting pipe back in.

Lots purchased at the Tax Sale by James Washburn and Keith Jaehne.

Motion made by Glorian Drews, seconded by Robert to accept the latest offer from them for a total of $1,400.00. Motion carried unanimously.

PROJECTS FOR 2012:

New HOA Law Changes: Glorian Drews has agreed to look over all the changes and review SHPOA Bylaws, Rules, etc. and advise the Board of same.

Motion was made by Steve Otis, seconded by Robert Collinsto adjourn, meeting adjourned at 10:05 a.m.
