Keys: Only use Gary with Pat’s Locksmith to re-key your locks. 369-1181. He will make sure it is keyed to the key available for use by the Fire Department. If you use someone else, your key will not be available by the Fire Department and they will have to break windows and/or doors in case of emergency. If you are interested in having a Fire Department key box, please advise.

Sign Request: If you are planning to put up a sign, your sign must be approved by the Association. The sign(s) must be permitted by Lee County, whether on the grounds or on the building. A letter of authorization from Landex International Corporation (Property Management Division) must accompany your sign request and be Board approved.

Garbage: Please obey the Lee County Garbage Ordinance with regard to grease, wet garbage, etc. or you will be fined. Do not put any wet garbage in the dumpster. It must be sealed in plastic bags. Do not put wet garbage in garbage cans in your unit. It must be put in sealed plastic bags and disposed of daily. Make sure the back area of your unit is kept clean of all boxes, garbage, and debris at all times. This is not to look like a less than first class shopping center.

Renovation:

If you are renovating your unit (inside or outside), you must have Board approval and approval from Landex as the management company. Please make sure we are provided the name of the contractor and a copy of his liability insurance and workman’s compensation. No contractor is allowed to perform work at LSCCAI without presenting these two documents along with a work permit. Plans, contract, permit, liability insurance naming the association as a named insured, license, workmen’s compensation must all be provided with the ARB request form. If Board approval is not received prior to any renovation, you will be asked to remove the renovation at your cost.

If work is performed, you are expected to notify us of dates for work to be performed. All debris is to be cleaned up daily. Please avoid interfering with other tenants customers and evening hours when restaurants are open. No trucks or cars are allowed to block parking spaces. Deliveries are to be made in the back of the center. Sidewalks and common areas are to be kept clean at all times. You are responsible for cleaning your doors and windows. You are responsible for returning used carts back to the inside of your store on the hour, so they don’t block parking lot or sidewalks. Shirts and shoes are required to enter any and all stores.

Any vendor used at LSCCAI must provide (1) copy of their County/State License, (2) copy of their Liability Insurance naming the owner and association as named insured’s, and (3) copy of their workmen’s compensation. No vendor is allowed to do any type of work without providing the above to the Management Company. No work is permitted to be done inside the unit or on common property without the written approval of the owner and Management Company. Any tenant not adhering to this, will be fined and will have to have the work redone by a licensed vendor (electric, plumbing, gas, renovations, windows, doors, etc.) Absolutely no work can be done on “common property” without Owner, Board and Management approval. Nothing can be stored temporarily or permanently on “common property” without Owner, Board and Management approval.
