CLASS TITLE:REGIONAL SERVICE CENTER SUPERINTENDENT - SES

This is work directing a building maintenance and service program in a designated regional service center of the Department of Management Services. The employee(s) in the position(s) allocated to this class exercise(s) independent judgment in formulating or assisting in the formulation of policies and procedures which have significant impact in personnel administration and/or preparation and administration of budgets.

  • Monitors, inspects and provides maintenance and cleaning services to organizations and tenants of state-owned facilities which are the responsibility of the Department of Management Services and includes systems such as heating, air conditioning, ventilation, plumbing, electrical, electronic/pneumatic controls, and maintenance and custodial services.
  • Responsible for preventive maintenance and recurring maintenance; inspects, studies, and analyzes unsatisfactory characteristics of facility and facility systems; determines and evaluates a;termatove actions to attain objectives.
  • Coordinates the maintenance changes needed to overcome deficiencies or secure improvement.
  • Directs and administers a building maintenance and service program in a designated regional service center for the Department of Management Services serving multi-agency clientele.
  • Directs and participates in the preparation of the annual maintenance budget.
  • Stays abreast of new methods and products in the maintenance field and attends demonstrations of new products.
  • Maintains records of employees' time, work orders, and periodic inspections; and prepares necessary reports.
  • Ensures that equipment is maintained and kept in good working order.
  • Evaluates personnel and initiates employees' training and orientation.
  • Communicates with tenants to effectively promote good public relations and resolve tenant problems and requests.
  • Performs inspections pertaining to maintenance contractual services involving facility or facility systems.
  • Reviews specifications and drawings prepared by engineers for accuracy and completeness and for practicability, economy, and suitability to functional requirements.
  • Conducts inspections as needed for required maintenance programs to determine nature and condition of existing facility structure and facility mechanical, electrical and HVAC systems.
  • Conducts inspections to determine the appropriate actions required to continue to improve, or restore service under the existing conditions.
  • Consults with maintenance engineers.
  • Prepares facility maintenance reports and cost estimates of repair, maintenance and renovation for the preparation of the annual maintenance budget.
  • Maintains stock records and requisitions those materials required to operate, repair, and maintain buildings and equipment.
  • Maintains weekly inspection reports.
  • Attends training sessions, conferences, and meetings.
  • Performs related work as required.

KNOWLEDGE, SKILLS AND ABILITIES:

  • Knowledge of electrical/mechanical equipment and systems, such as: chillers, cooling towers, condensers, electronic controls, and boilers.
  • Knowledge of plumbing systems and codes.
  • Knowledge of irrigation, fertilization, pest control (interior and exterior), pruning, maintaining lawn, trees and shrubs.
  • Knowledge of safety practices.
  • Knowledge of the procedures and methods used in the cleaning, repairing and maintenance of buildings.
