It is hard to believe, however, spring is officially here and many of our owners are making plans to travel to their alternate address. Members are asked to notify Fairway regarding their change of address along with a local contact by using the contact sheet attached. This is beneficial to both the Association and yourself. Also, please ensure your unit has been properly secured; refer to the Rules & Regulations, 2.0 Maintenance of Property on page 2.

The Association’s annual meeting on March 1st (see attached minutes) was conducted. A large number (90) of unit owners participated, either in person or by proxy. It is good to see our community at large remains interested and active in the business of the Association.

Also, be conscious of the fact auto companies now have available regular size vehicles with a capacity of more than GVWR of 9,000 lbs., so if you purchase a new truck or SUV take this into consideration, as the amendment to 7.9 did not pass and you would not be allowed to keep your new vehicle with a GVWR of 9,000 lbs or more in the Park under our current governing documents.

The Board of Directors held their organizational meeting on March 6th. Once again, the Association could not operate without the assistance of the numerous members who have so graciously volunteered their (retirement) time. We cannot say enough our “many thanks” to the volunteers making the sacrifice of their time and sharing their expertise for everyone’s benefit. The meeting minutes and organizational chart for 2008 are attached. (Please note: if you are viewing online, you will find this information in the appropriate category).

Fairway has been busy taking care of business on behalf of the Association. The Park was re-inspected twice with a most impressive result. If you have been unable to take care of the concerns identified, please contact Fairway immediately, so the Association may work with you on a resolution.

At the Board’s April 1st meeting, the Directors approved a vendor to replace windows on the east side of the Clubhouse along with actively pursuing the initiative to hook into the County’s reclaimed water system for our irrigation purposes. The minutes are attached.

Please be advised the roads will be re-sealed the first week in May. Along with the normal stripes to be completed, the Board in an effort to safeguard our members will be adding two stop signs along with 10 MPH speed limit reminders throughout the Park. In addition, the BOD acted on a recommendation from members to add directional signs at the intersections throughout the Park to assist emergency and delivery personnel along with visitors to find the way to their destination.

Irrigation suggestions: The Board encourages members with sprinklers located at the roadway edge to realign your system next to your unit and sprinkle outward. Due to the lack of curbing and the narrowness of our roads the Association realizes the problems many owners encounter with older established systems. And as stated at our March 6th BOD meeting, residents are not required to submit an ARC request for realigning their system, however; if you add heads, please submit the appropriate paperwork for approval.

Also, oscillating pop-up heads can replace up to 4 regular heads and work more efficiently. And, your system may be maintained by: 1) Shut off the main line coming into your system, 2) Remove the last head in your system, 3) Attach a hose to the faucet at your manifold and turn on to flush out your lines. Also, clean or remove the screens housed within the sprinkler head.

Unfortunately, if your system is malfunctioning during your absence, the Association may be forced to turn off the water to your system so others on the same zone may receive the appropriate water pressure. In order to prevent this occurring, please make sure the Association has the name of a local contact responsible for your irrigation system.

The County’s reclaimed water for irrigating our Park is being studied by the BOD in reference to the feasibility and usage by the Association. We would like to share the following:

What is the current irrigation status?

Currently, the Association’s three major wells are:

Storage area: 300+ feet deep; in place at time of conversion

Laundry: 200+ feet deep; in place at time of conversion

Clubhouse: 200+ feet deep, drilled in 1986.

The Association can anticipate the above wells will either require the points pulled, clean and pipes replaced OR the drilling of one or more new wells. The costs involved would be based on the depth required for a new well and would be in the thousands of dollars. As published reports state the aquifer is low due to the long-term drought conditions.

The Association has an average cost for maintenance of the pumps along with electricity to be $ 3,000.00 per year. This figures out to be $ 2.10 per household per month.

How will the reclaimed water system work?

Reclaimed water would require the installation of a 6” main line running along our north boundary that would be connected into our existing system at each location (Clubhouse, laundry, & storage). The pumps would be moved aside with the new line hooked in. Also, lines are already available to hook any remaining units that are on alternate systems at this time.

The water pressure furnished by the County could range anywhere from 60 to 90 psi. Individual irrigation systems may not tolerate this range; right now, the pressure from our system is approx. 30 - 40 psi. Per our irrigation vendor, unit owners may install an in-line regulator pressure valve to protect your system. Please be advised older systems or those installed with thin walled pvc will more than likely have issues without the regulator valve in place.

The reclaimed water is available 24/7, however, the County asks that watering take place in the mornings or evenings. At the present time, the Association would continue to operate the system via the timers in place. However, an option for the future to have direct water supply to unit owners with their own timers could be considered.

Can I still have my artesian well?

The reclaimed system cannot be hooked into or with any other system. If you have an artesian well you may cap the well or have it available, just not hooked into a system connected to reclaimed water.

Can I opt out?

Yes, however, the Association will not be responsible for any costs involved by any unit owner obtaining water from a different source.

How often is the County system non-operational?

There is periodic scheduled maintenance that would not severely impact service.

Other’s experience with Brevard County reclaimed water?

A1A Condo and Outdoor Resorts are hooked into the system. Once the initial conversion problems were resolved, both locations are very happy with the coverage.

What type of conversion problems to expect?

In talking with our neighbors from A1A or Outdoor we have learned about pitfalls, such as:

1)  Outdoor ordered a 4” line to begin with and then had to have a second 4” line installed. A1A has a 6” line and has not experienced any supply problems.

2)  Thin walled pvc or older systems will blow lines or heads not properly installed. An inline pressure regulator is required (cost about $ 20.00) for protecting your system. This is your responsibility to install or have installed; the Association will give adequate notification if or when conversion takes place.

How much will the installation cost?

We are in the quoting stages at this time. The monies to install the main line would be pulled from the reserves designated for irrigation and deferred maintenance funds. If a shortage occurs, a special assessment would be needed.

What will the new rate be? $ 0.75 per month per household (versus the average current cost of $ 2.10)

When would conversion to reclaimed water take place?

Conversion could be as early as January or February 2009 dependent on vendor selection and scheduling.

Social Club News

The Social Club held our meeting on April 7th with plans finalized for the Snow Bird party, closing down the kitchen, and activities for next season including the variety show. The Snow Bird party on April 13th was attended by 70 plus members. Hot dogs, hamburgers, baked beans, pasta salad, and dessert were served. The kitchen was closed and the Clubhouse cleaned on April 14th.

The Anniversary Party in March was a great success with 80 plus members in attendance. It was an enjoyable evening with Bruce Baker entertaining us.

April 5th was our last breakfast of the season with 45 people in attendance. The Social Club would like to extend a special thanks to our boys in the kitchen. They do a fine job and we will be looking forward to seeing them back in the kitchen in December. Thanks again to Chuck Williams, Don Boyland, Larry Crisenbery, Larry’s brother-in-law, Stan Nowak, Dave Cook, George Deacon, Ernie Meloche, Angelo Spaminato, Pete Newman and Mike Dietlin. We also appreciate Paula Cook and Norma Dietlin for managing the money at the door every month.

Our next scheduled meeting will be Nov. 17th at 9:30 a.m. All owners or renters are considered Social Club members and your active participation is needed for the continued success of our Social Club. Thanks to everyone who helped and worked at our various functions throughout the Season. We will look forward to another fun season next year.

“We Remember When!” is the theme for the upcoming variety show to be presented by the Leisure Living Players on March 7, 2009. Our esteemed writer, producer, and director, Ann Isacoff, has announced her retirement from this annual event. A group of interested individuals: Bev Irvine, Chuck Williams, MaryJo and Ernie Meloche, Janet Hunt, Anne Moorey, Norma Dietlin, Ann Isacoff, and Cathie Smith met to brainstorm ideas.

The brainstorming resulted in the referenced variety show to encompass different acts, music, songs, dances, and skits based on the past; you are not limited to a particular time in history. Those participating will be responsible for their own music, props, and practice time. It was decided to hold limited rehearsals where the entire cast is required. Everyone and anyone can be (and is encouraged to be) a Leisure Living Player!

If you have a fun-filled type entertainment you would like to share with your neighbors or you would like to participate, contact Janet Hunt @ 952-2901. There will be short skit material available if you would like to perform, but don’t have the material. In order to accommodate the entire cast, please limit your routine to a maximum of four (4) minutes. Please submit your “entertainment” particulars to Janet and plan on participating in an initial meeting of everyone the latter part of November. If you are not available, please forward your information (type of entertainment, participants, and timing) for inclusion. The entire show needs to be firmed up by December 1st, so please do not delay.
