Board of Managers Meeting

April 13, 2016

In attendance for this first Monthly meeting

of the new River Bend HOA Board were:

Vince Devito, President

Ken McConnaughay, VP

Michele Lantvit, Treasure

John Beaugard, Assistant Secretary

David Stockwell, Secretary

CALL MEETING TO ORDER:

Vince Devito called the meeting to order at 7:35 pm, at the Panera Bread Restaurant,

located in the shopping center at the intersection of Boughton Road and Weber Road in

Bolingbrook, IL.

This is the formal meeting place for these monthly meetings.

APPROVAL OF MEETING MINUTES:

from two meetings held on March 23, 2016:

Prior to the Annual Meeting of the HOA, held at 7 pm, at BBK Fire Station 5

&

Meeting of the Newly elected Board, after the Annual Meeting, at the Bolingbrook Golf Club

APPROVAL OF TREASURER’S REPORT: April 13, 2016

INDIVIDUAL BILLS:

1. Flash drive: $19.52

2. USPS, Yearly invoices mailing $147.00

3. USPS, PO Box Rental $70.00

4. Office Max, Yearly assessment printing $29.04

OLD BUSINESS:

No Old Business was discussed

NEW BUSINESS:

1. Review Annual Meeting minutes of March 23, 2016:

a. It was discussed to keep Home Owner comments at Annual meetings in the formal notes of ‘

the meeting, in a section titled Home Owner Issues, not necessarily to be annotated with the

name of the home owner who brought-up the issue.

b. Ken, in conjunction with the previous Assistant Secretary, is going to make final corrections

to the March 23 Annual meeting notes.

2. Fences Maintenance – 1929 Yukon Dr, 16 & 17 Yukon Ct:

a. Home Owner at 1929 Yukon Dr. has been unresponsive to phone calls and letters sent

relative to needed fence repairs

b. A Letter has been sent to Home Owner at 17 Yukon Ct.

c. Home at 16 Yukon Ct., is now in foreclosure.

d. A discussion ensued relative to the possibly of having the HOA assume the responsibility

for maintenance of the fence along Boughton Road.

The obvious issue of gaining the support of a majority of Home Owners to cover the annual

expense of this maintenance, coupled with the need to change the covenants to accomplish

same, were two of the obstacles discussed.

This topic has been tabled for the time being, and will come up in future discussion.

3. Outsourcing of violations:

Having a Property Manager handle sending out and collecting on violation notices was discussed.

The obvious problem, the Board is still going to have to deal with unhappy home owners.

No decision was made.

4. Website updates / Maintenance:

Improving access to and presentation of the Financial Statement, as well as the Meeting Minutes

on the web site was discussed.

No decisions as to how and when this will occur were discussed.

5. Architectural Reviews:

Architectural Review Committee approved window replacement at 1918 Danube Way.

6. Complaints filed:

Vince stated that a letter was mailed to the Home Owner at 108 Peace, informing him of

fence and window disrepair issues. A response has not yet been received.

7. Foreclosure 104 Woodlet Lane:

Documents involving the recent foreclosure notification were given to David Stockwell, for

Filing and good keeping.

8. Common area walk dates with Mike Sebert:

Dates for walking through and discussing the common areas with Sebert Landscaping were

discussed.

A final date will be chosen, all Board Members will notified, and hopefully can attend.

9. Neighborhood Watch signs / program:

The idea of putting-up Neighborhood Watch signs was discussed.

All agreed that it might be a good idea.

No decision was made as to how/when to proceed.

The issue was tabled until the next meeting.

10. Internet Access of HOA Information for Board Members:

Vince will set-up an on-line Google presence, which can then be used for

a. document tracking & posting,

b. to more easily share information between the Board members.
