17/02070/FUL Land Adjacent The Clock House And Stonecroft Barn, Upper Brailes2 updated plans, no. 6235-01d and 6235-09, received showing further clarification on drainage and surface water issues.
6 letters of support received on the following grounds:
- Sympathetic design to surroundings and setting of AONB
- Good use of land
- Loss of agricultural land not detrimental to Brailes’ farming activity
- Modest family home proposed which is good for Brailes
- Brailes has only built 45 of 84 dwellings required
- Enhancement to public footpath welcomed

Informal response from Environment Agency:
It seems a little odd that they would provide an attenuation tank for one house, unless there aren’t mains sewers around, but whatever option they took it really wouldn’t matter for 1 house in an area of low risk (11/9/17)
Updated flood and drainage section:
The updated level plan shows that the ground level around the house will be set down so that the finished floor levels of the dwelling are 300mm above it. The Environment Agency flood map indicates that this site is at a low risk of surface water flooding with the worst case depth of water being below 300mm. The finished floor levels shown demonstrate the property will be above this and therefore the property will not be adversely affected by surface water flooding. The plan also shows that a surface water drainage channel unit will be installed at the front of the property, connected to the attenuation tank in the rear garden. These elements together are considered to help mitigate for the impact caused to surface water flooding by the dwelling. This is also backed up by the response from the Environment Agency who suggested that 1 dwelling would likely have little to no impact on surface water flooding issues in an area of low risk.
