ANNUAL OWNERS ASSOCIATION MEETING

MINUTES
- Call to Order
The 2018 Presidential Meadows Owners Association Annual Meeting was called to order by Alex Rapp at 7:00p.m. at the Presidential Meadows Elementary School Cafeteria located at 13252 George Bush Street, Manor, Texas.
- Quorum
A quorum was not established.
- Introduction of Board Members
Alex Rapp introduced the following board of director members:
- President – Joan Aalbers
- Treasurer – Alex Rapp
- Secretary – Delia Arellano
- Board Member - Genaro Melendez
- Introduction of Goodwin Management
Brian Moore, Property Manager of Goodwin Management was introduced.
- Guest Speaker
Alex introduces Sgt. David Carroll, Travis County Sheriff’s Department. Sgt. Carroll spoke of the types of crime going on in the neighborhood. Resident questions were answered.
- Review of the 2017 Annual Meeting Minutes
Alex Rapp reviewed the 2017 meeting minutes. Due to lack of quorum, no additional action was taken.
- Review of 2017 Year End Financials
Alex Rapp reviewed the Presidential Meadow Balance Sheet Summary for year ending 2017.
- HOA Board Report
Alex Rapp presents the board report. The OA Board manages the business affairs of the association in accordance with the standards that were established by the State and federal law, local ordinances and the governing documents that were created when the community was developed. Board meetings are open to the homeowner to attend.
- Board Activity
The following as presented:
- Security Cameras: Upgraded security system
- Pool: the 2018 pool hours will be 9:00a.m. – 8:00 p.m. Days will vary depending on the pool season.
- Pool Maintenance: The pool is maintained by Austin Pool Pros.
- Pool Key Fobs: Obtain pool key fobs before the May 26, 2018 weekend. Residents with non-working key fobs will not be able to access the pool. Residents must contact the Amenity Access department at or call 512-502-7515.
- Amenity Center: The Amenity Center was rented out for birthday parties, baby showers, family gatherings and meetings. The fee for renting the amenity center is $60 for up to four (4) hours and $15.00 for each addition hour. A deposit of $75 that is refundable is required.
- Landscape: Hess Lawns, Inc. is our community landscaping company. They maintain the pocket parks, sprinkler system and the George Bush Street road right of way.
- Playground/Pocket Parks: the playgrounds on John Tyler and White House streets had new mulch added.
- Homeowner Responsibilities: Overview of deed restrictions known as the Declaration of Covenants, Conditions and Restrictions (DCCRs). OA dues pay for security surveillance, operation and maintenance of the pool, landscape maintenance, amenity center electricity and water, upkeep and watering of our common areas.
- ACH Service: a change in ACH Service for paying the OA dues information was sent to each homeowner in a packet sent out by Goodwin Management in December as well as an email blast to homeowners.
- Community Committees: Overview of the Presidential Meadows committees.
