Willows Condominiums Owners Association, Inc.

6:31pm January 15, 2008

Call to order on Saturday January 15, 2008 @ 6:32 pm. The board members present were:

1Phil Berman, Treasurer

1James Childress, Secretary.

Next meeting is February 19th. The February 19th meeting is open to all homeowners.

1.Knox Inspection Service completed the roof wiring inspection and provided a report to the Association. The Association has collected two bids on the actual repair and is waiting for the third bid. The Association board will have a special meeting when all three bids arrive at the Management office.

1.Several homeowners complained about the third floor landing lights not working. An inspection showed damaged fixtures and exposed wiring, posing a fire hazard. Two bids were taken for replacing fixtures on the third floor landings of the buildings. All 18 of the third floor fixtures had exposed wiring (except for building C). Harp bid to complete the job for $148 per fixture including parts and labor. Harp also bid to complete the same job for $83.50 if the Association purchased the light fixtures. Sherack electric bid $52.75 for the same work. The Association purchased the 18 fixtures for $17 each and awarded the contract to Sherack electric. Five year light bulbs were used in the fixtures at a cost of $2 per bulb.

1.Association board members Frank Sherack and Mary Sherman will review the lease information on file. Homeowners will be notified if their lease information is not current. Homeowners should keep the lease information current to avoid the $25 fine.

1.The Board discussed Joyce Sanborn's request for lost rent due to water damage in unit H107. The Board's position is that the Association is not responsible for lost rents. The Association acted promptly and properly to try and find the water leak. When the water leak was finally identified, the Association paid for all the repairs.

1.Royce Williams has been very busy fixing many of the work-order requests from homeowners. The Association is happy to announce that almost all the current work-order requests are completed. The office manager reports that there have been very few new work-order requests coming into the office.

1.Some of the ground level power outlet receptacles are in very poor condition and represent a fire hazard. An inspection will be conducted to determine which ground level power outlets need repair or replacement.

1.The second to third floor stairs starting at units F207 and F208 has a broken step. A welder will be called to repair the step.

1.A charge account was made with Empire Pluming. The charge account will help expedite pluming purchases needed for repairs on the property.

1.The Board discussed Todd Vandenberg's claim against the Association. The Board voted four to one, to follow the advice of our legal counsel. The Association will contact the insurance carrier and determine if it is appropriate to offer $2500 as a final settlement with Mr. Vandenberg.
