Dear Association Manager,

I’m writing to register a formal complaint about the tenants of 612 Shoreham Cres., unit 303. Enclosed, you will find a sample of the information I’ve documented ranging from disturbing noise to illegal activity. This documentation manifests the tenants of 303 have little or no respect for the Shoreham Square community, and moreover, commonly violate Sec. 18 of the Tidewater Association of Realtors® Residential Lease, entitled “Unlawful Use/Disturbances.”

Since my tenancy began in October of 2002, I have been forced to alter my lifestyle to accommodate the extreme conditions created by the two tenants in unit 303. I often stay with friends and family to avoid the tenants’ frequent parties and commotion, including yelling at all hours of the night (most commonly between 2 and 5AM), and the behavior of their oft-intoxicated associates. I have purchased earplugs, headphones, and other devices as futile attempts to mask the disturbances these tenants create. Most inconveniencing, I have been forced to rearrange my work schedule to optimize the portion of my day available for sleep. As the tenants’ disturbances generally continue until 4AM or 5AM, my “normal” workday is one that doesn’t begin until noon and stretches late into the evening. My sleep schedule has been reduced to a series of naps whenever I can find the opportunity. Despite these attempts to cope, I still lack the necessary rest to perform at work during the day, which undermines my capacity to generate income to pay my own rent. I am inconvenienced almost daily by the antics of the 303 tenants, and I am looking to you for assistance in recovering some sanity.

It is my intention with this letter to provide sufficient documentation for the owner and/or property manager of unit 303 to make an informed decision when the tenants’ lease expires late this summer. The tenants recently discussed their rental circumstances loud enough to hear from my condo. Both tenants expressed their distaste for staying an additional 12 months but they hope to extend the lease 4 additional months (Until 12/2003). In considering their lease extension, please review the enclosed documentation to evaluate the negative impact these tenants have on the Shoreham Square community, and my personal and work life. It should be noted, as informed by several other owners, that the previous tenants of my unit vacated the property because they could not function under the same stress I’m notifying you about today. I should also note this letter is being endorsed by other Shoreham Square tenants who prefer to remain anonymous. I implore you to help end the ridiculous consternation I must endure and allow other Shoreham Square residents and myself our fundamental rights to decent sleep and security.

Because of the disrespect manifested in these tenants’ actions, I appreciate any efforts you can make to preserve my anonymity with regards to the tenants; however, please forward this letter and documentation to the property owner and property manager of the 612 #303 property for their records. As I’ve involved the police on several occasions, it’s imperative the property owner know the goings on relating to his asset and the potential legal ramifications for supporting the actions of these tenants.

I greatly appreciate your understanding and efforts in this matter.
