MAINTENANCE TECHNICIAN Buildings & Grounds Department
SUMMARY: This position involves work on a variety of tasks of repair, maintenance, and alterations involving all district properties.
REPORTS TO: Director of Buildings Grounds, Assistant Director of Buildings and Grounds, and Custodial Supervisor.
ESSENTIAL FUNCTIONS, DUTIES, AND RESPONSIBILITIES:
- Attendance: Daily attendance and punctuality are required for the purpose of ensuring the goals of the work unit can be met, as well as complying with Lebanon School District Board Policies and AFSME contract. Subject to emergency calls at night and on weekends. Must have willingness to work overtime as required to ensure the extracurricular and school rental requirements are satisfied, and when emergency situations arise.
- Training: Attends in-service trainings as assigned (pesticide application, forklift and boom lift instruction, instruction on blood-borne pathogens, cleaning solvents, floor care, first aide, etc.)for the purpose of receiving information on new and/or improved procedures.
- Safety & Daily Operations: Responds to immediate safety and/or operational concerns (facility damage, alarms, etc.) for the purpose of taking appropriate action to resolve immediate safety issues and maintain a functioning physical and educational environment, including covering for custodians on a temporary basis if needed.
Performs assignments relating to insuring all schools and district sites are able to safely function. This includes working cooperatively with custodial employees during emergency operations and ensuring that all grounds are well maintained and presentable by mulching, cutting grass, trimming, landscaping, lining fields and preparing athletic fields for games; assisting with the removal of snow and ice on all district properties by shoveling, plowing, salting, etc., and other duties as assigned.
Performs regular inspections of equipment and systems, reporting any hazards and needed repairs and carries out preventative maintenance as directed. Identifies any repairs that may be necessary due to vandalism, equipment breakage, and weather conditions, for the purpose of minimizing property damage, equipment loss, and potential liability to the school district, and takes action required to prevent needless waste or careless use of supplies, equipment, or other utilities, while ensuring the work site and conditions are safe.
Uses the work order system, ensuring that work orders are completed in a timely manner, noting repairs, and closed when completed, and ensures that an adequate supply of parts normally used in repairs is maintained. Maintains accurate records on all repairs, and communicates work status with Buildings & Grounds management team; advises the Buildings & Grounds department of repair and maintenance action required. Recommends repairs of procedures that are beyond the scope of responsibilities, skill, or experience; outlining the work needed with the Buildings & Grounds management team.
Performsvarious refrigeration, plumbing and heating related duties; cuts thread, assembles and lays pipe; assists in the purchase, installation, repair and maintenance of various plumbing, heating and air conditioning fixtures; performs welding and metal fabrication; diagnoses and repairs electronic ignition systems for heaters, furnaces and hot water heaters. Greases, oils, and changes filters in heating and cooling equipment and keeps all district equipment well maintained. Calibrates and adjusts controls as required to maintain a comfortable educational environment. Assists with maintaining food service equipment as needed. The technician also needs to understand the DDC system to help trouble shoot problems.
Repairs and replaces switches, receptacles, ballasts, and other electrical and wiring fixtures and systems.Constructs, rebuilds and repairs district equipment and facilities. Repairs and replaces floors, doors, windows, roofs, soffit and gutters, and other building parts andequipment; preparesand paints surfaces. Installs and maintains locks;troubleshoots.Weld broken tractors, mowers, chairs, fencing, piping, etc.
- Equipment: Operates a variety of equipment and machines, including saws, and various hand and power tools, welders, etc., to perform repair and maintenance work; maintains tools and equipment in a safe, clean and proper working condition. Delivers and transports various items (tools, food,supplies, mail, packages, equipment, etc.) by way of worktruck if needed, and is responsible for keeping their vehicle clean and maintained. Operates snow removal equipment.
PHYSICAL DEMANDS:
- Lifts up to 75 pounds unassisted for the purpose of lifting equipment necessary to complete assigned tasks.
- Continuous walking, standing, stooping, lifting, and carrying, is required. Must be able to push, pull, climb, bend, crouch, kneel, crawl, balance and should have significant fine finger dexterity and be able to raise arms above their head. Use of equipment includes but is not limited to mowers, tools, shovels, and various kinds of maintenance equipment. This job is performed under some temperature extremes and under some hazardous conditions. Performs work involving various heights using ladders and/or scaffolding, and lifts. Employee is expected to carry an assigned radio.
- Operates heavy equipment, and must have a valid driver license and a safe driving record.
WORKING CONDITIONS: Responsibilities include working under limited supervision. Work is performed in all environments as required for the completion of assigned tasks. Safety procedures must be followed, and care must be exercised to avoid injuries.
SKILLS, KNOWLEDGE, AND ABILITY:
SKILLSare required to perform multiple, non-technical tasks with a need to periodically upgrade skills in order to meet changing job conditions. Specific skills to satisfactorily perform the functions of the job include: being mechanically inclined, using hand tools, operating equipment, reading blue prints and specifications, having interpersonal skills, remember, attention to detail, following directions, comprehension, calculating, writing, speaking, evaluating, organizing, and innovation. Must be able to operate equipment including, but not limited to, backhoes, plows, forklifts, and large grass mowing equipment.
KNOWLEDGEis required to perform basic math, read, and follow instructions; and understand multi-step written and oral instructions. Specific knowledge required to satisfactorily perform the functions of the job includes: knowledge of the operation of generators, air compressors, pumps, and motors, must be familiar with temperature controls, such as pneumatic, electric, solid state cooling towers, hydronic heating and air conditioning systems, commercial oil and gas boilers, and hot water heaters, hydronic pumps, valves and controls, record keeping, gas combustion and air mixture technology. Will become familiar with online Safety Data Sheets. Must have knowledge of electric and plumbing, sports fields and layouts, two and four cycle engines.
ABILITYis required to gather data and consider a variety of factors when using equipment. Flexibility is required to work with others in a variety of circumstances; work with data defined by different processes; and operate equipment using a variety of standardized methods. Ability is also required to work with others, some problem solving may be required to identify issues and select action plans. Problem solving with data may require independent interpretation;Specific abilities required to satisfactorily perform the functions of the job include: being willing to work, being punctual, being able to communicate with personas at all levels in the school community, being able to effectively communicate with the principal and school staff so the necessary support requirements for educational programs may be provided, and being organized. Must be able to operate welder, backhoes, plows, large grass mowing equipment,drill presses, and various hand tools.
EXPERIENCE: Must have several years of experience in related work. A program of self-development is most desirable. Must be trained in the use of most maintenance related equipment. Must have experience working with construction contractors, chemicals, industrial cleaners, welding, and carpentry.
EDUCATION: Must havehigh school diploma or equivalent. Must possess Journeyman license for plumbing, HVAC or electrical, or possess equivalent experience and/or knowledge.
CLEARANCES: FBI Clearance, PA Criminal Record Check, and PA Child Abuse Clearance. You must also complete Child Abuse Training and other clearances and certificates as required by law and as specified by Lebanon School District.
