To apply for a Subdivision, each of the following Checklist items must be included at the time of application to ensure prompt response times:

Application Form & Fees / Completed Planning Application Form and payment of the prescribed fee: / 
Cover Letter / A cover letter which describes:
  • The proposed use (including the types of processes to be used);
  • hours of operation; and
  • any other relevant information that may assist Council to understand exactly what the proposal seeks to allow.

Title / Full Copy of Title (including the relevant plan of subdivision and any restrictions).
Please note: The Title must be current - not be more than 60 days old. / 
Photographs / Photographs of the subject site and surrounding properties. / 
Documentation / Written justification as to why the proposed subdivision is consistentwith the Decision Guidelines of the zone and relevant policies of the Latrobe Planning Scheme. / 
Plan Size / One copy of all plans in either A3 or A4 size. / 
Site Plan / 3 x copies of scaled and dimensioned site plan showing:
  • theProposed subdivision; and
  • the provision of building and effluentenvelopes if required.
A site analysis, showing:
  • the site in terms of its land form;
  • vegetationcoverage; and
  • the relationship with surrounding land.
A Land Capability Assessment which demonstrates:
  • Each lot is capable of treating and retaining all wastewater in accordance with theSeptic Tank Code of Practice (e.g. Low Density Residential Zone orTownship Zone).

Car Parking / Landscaping / Details of any proposed car parking areas to be provided on the site
Details of a landscaping scheme. / 

Residential Subdivision (if applicable) / For a residential subdivision, a neighbourhood and site description and design response inaccordance with Clause 56.01 of the Latrobe Planning Scheme.
For a residential subdivision, an assessment of the application against the requirements of the ResCode (Clause 56). / 
