Community Meeting Minutes 1/22/00
Arch Deal
At the well-attended meeting several important issues were discussed and voted on.
First, the gate update: Political delays, the approval process, and acquisition of bids have delayed the gate's installation. (Editor's note: The meeting was two months ago. Please see the follow-up gate article.)
Among the items discussed, it was decided that a "No Outlet" sign would be helpful at the front gate. Also, we are attempting to contact the county regarding repair of the pothole at the entrance as a result of the construction. (Editor's note: It has been repaired by the County.)
It was decided that advertising would not be allowed on the guard notice board. Community interest items like a lost pet or community events are encouraged. Contact a board member for use of the notice board. Other relevant items can be posted in the Keystone Manors Newsletter or on our web site: Those with computers may gain more information about our subdivision by visiting the website.
Another matter discussed concerned curbing dogs in our neighborhood and the owner's responsibility to clean up after pets.
The matter of roof cleaning and painting was addressed. It was suggested that if a group of residents wanted their roofs cleaned, or homes repainted, we may be able to negotiate a discount. (Please see the roof cleaning article below).
There are still some delinquencies on property assessments. It was approved that the programmable gate openers will not operate for those with seriously delinquent dues.
The committee also requests a tennis committee be formed to manage the tennis courts, and look into proper use of the courts by community residents. There were no volunteers for this effort. The board strongly urges residents who regularly use the tennis courts to form a committee to help keep the courts properly maintained. Anyone wishing to help in this matter may contact a board member. Past repaving of the tennis courts proved to be very expensive so we would like to see the courts properly cared for.
Since Last Meeting
Since our last board meeting several issues have been raised by residents. First, there are some non-residents using the tennis courts. The guards have since been instructed to only give the key to residents after verifying that the address on the driver's license (held while the key is checked out) is within the community. Also the lock has been changed to prevent duplicate keys from working. If anyone is interested in organizing or chairing a tennis court committee in an attempt to keep the tennis courts clean of garbage, etc., please let the board know.
WHAT ABOUT THE GATE?
As you may have noticed, construction of the gate has actually begun. The remote controls are expected soon and we will be scheduling pick-up dates as soon as possible. Please bear with us on the delays and be sure to thank Bob Conner and the rest of the gate committee for all their time and effort. This has not been an easy task.

Many residents run, walk, roller blade or biking within the neighborhood. Some residents have expressed their concern with the exercisers being in the middle of the street and not yielding to the cars. If you are exercising please be courteous and yield to the cars.

Roof Cleaning Group Discount

Some of the homes in our neighborhood are in need of roof cleaning and/or painting. If anyone is interested in one or both of these items, contact Arch at 920-1251. He will call a few companies to see if he can arrange a group discount for these services. One company (bonded, insured with workmen's comp) has offered to do the roofs at a price of 16 cents a square foot for shingles and 18 cents a square foot for tile. They are currently offering a 20 percent discount. This would put a 3,000 square foot home at a price around $350 (with the discount). They said they could lower the price if more homes would commit to the roof cleaning.
Gate Security
It's everyone's responsibility!
From time to time we all have found instances at the guardhouse that left us less than satisfied with the guard service. If you find the guardhouse unattended or have any other security issues, please call Janus Security at 877-0400. Calls to Janus' front office from a number of residents may have a more positive effect than a call from the board members.
If you still haven't registered your vehicles and don't have the round lionhead windshield decals (see newsletter watermark), pick up an application from the guardhouse.
Please call the guard if you are expecting guests or services not on your visitor list. This will save time for your guests and minimize backups at the gate.
Pavilion Security
As you know we have been forced to expend community money for upkeep and repair of the pavilion as a result of vandalism. Much of the vandalism could be averted if we all try to drive by the pavilion on a regular basis. Those tempted to do vandalism at the pavilion would be less inclined to do so if vehicles drove by regularly. It definitely would make it less attractive to those who would find it a secluded spot. Let's do our part to keep the pavilion clean and vandal free. Do a drive-by check on your way home.

HillsboroughCounty has an outstanding recycling program that I would like to make sure everyone is aware of. Every Wednesday, they pick up glass, aluminum, number 1 & 2 plastic, steel cans, newspapers, magazines, catalogs, phone books, junk mail, office paper and corrugated cardboard.
If you don't have two recycling bins, call Waste Management of Tampa at 621-3053 to have the bins delivered. Yard waste is also recyclable! Yard waste is turned to mulch and reused. If you are working in your yard on the weekend, please place the trimmings behind or on the side of your house until Tuesday. Three different trucks pick up all of these materials. Keep the garbage, recyclable materials, and yard waste separated.
