Rental Criteria (Effective 05/06/16)
The following information is made available so that all applicants will have a detailed statement of the rental qualifications of West Star Properties. This document contains information, which you may not understand. If at any time you have any questions regarding our criteria, please contact a West Star Agent for further explanation. Thank you.
Occupancy Standards:
Occupancy is based on the number of bedrooms per apartment. Two people are allowed per bedroom plus one (1) additional occupant (For example: three people in a one bedroom, five people in a two bedroom) for the entire apartment.
General Information:
West Star Properties will need the following information to process the application. This information is also required of all co-signer applications:
1. A valid identification card such as driver’s license or military ID.
2. Verification of social security number.
3. A current pay stub (within the last 30 days).
4. A holding deposit of $200.00 and application processing fee of $45.00 per adult. No Cash accepted.
5. A completed rental application from all occupants over the age of 18. Incomplete applications will not be accepted.
6. Falsified or inaccurate information will be cause for denial of the rental application.
Credit Requirements:
1. Credit must be in good standing. Several bad debts such as late payments, charge offs and collection accounts will be cause for denial.
2. Chapter 7 bankruptcies will be accepted with court issued discharge papers and a list of creditors who were covered under the bankruptcy. Good credit after the bankruptcy is required.
3. Chapter 11 and 13 bankruptcies will be accepted with proof that the repayment is being satisfied. Applicant must provide a list of creditors that were included in the bankruptcy. Good credit after the bankruptcy is required.
Income Requirements:
1. Gross monthly income must be two and one half times (2.5) the amount of the rent combined.
2. Self-employed applicants must bring proof of income such as the previous year's income tax return.
3. If applicant does not meet the income requirements, he/she may elect to have a cosigner.
4. Cosigner applicants must have a gross monthly income of three (3) times the amount of the rent.
5. Cosigner must live in State of California.
Rental History Requirements:
1. Evictions will be cause for automatic denial of the rental application. There are no exceptions.
2. Negative rental history such as late payments, noise complaints, pet violations, etc. will be cause for denial of the application.
Security Deposits:
Security Deposit minimums for a one bedroom are $750.00 and for a two bedroom are $850.00 with good credit and good rental history. Negative credit or no rental history will increase the Security Deposit.
Additional Information:
1. Resident is responsible for payment of all utilities, including water, sewer and trash.
2. SDGE, Cable, & Telephone: You are required to make an in person meeting with all Utility Vendors
3. Barbeques are not permitted on the property due to insurance and S. D. Fire Codes.
4. Satellite dishes are allowed only if you have a private balcony or patio and may not be connected to the building.
