Dear Homeowner:

Please homeowners lock your car/trucks if they are left on your driveways, and do not leave anything valuable within sight. Also it might be wise to leave your garage and back lights on during the night if your home does not have motion sensor lights. Also keep in mind any vandalism or theft should be reported to the local Police, as the Board of Directors has no authority to pursue.

Mark Your Calendar: Next Harlan Run Community Meeting!!

Join us for our Annual Community Association meeting on November 5th at 7:00 PM. The meeting is going to be held in the building behind the CNB Bank on Route 9 going toward Hedgesville. Come out to learn what is going on in your neighbor, ask questions, get to know the Board of Directors and meet your neighbors. You will be glad you came!

This November two Board of Director positions will be open President Steve Salmiery, and Member @ Large Todd Doub will not be seeking re-election. If any homeowner is interested in any of these positions and would like to be added to the ballot, please send your name and address to the Board of Directors.

Written approval for all exterior additions and changes must be received BEFORE YOU BEGIN your project. Please remember it is the goal of our HOA to maintain an aesthetically pleasing neighborhood. It is in the best interest of our community, the value of your property, and required by the covenants. Applications of Architectural Change are available from Harlan Run’s Website www.geocities.com/harlanrun . Printout and complete the form and mail it to the address below. Within 30 days of receipt the completed application you will be notified if it is approved or disapproved. (This does not mean it will take 30 days to provide an answer).

Community News and Issues – Fall Is Here!

Recreational Vehicles, ATV’s and the Like

As per Article VIII Section 19 “RV, Trail bikes, snow mobiles, All Terrain vehicles, mini bikes and

Similar vehicles may be STORED in a garage located on any lot, but NONE of such vehicles shall be otherwise placed, parked, USED or permitted to remain in or on any lot or road within the properties.”

Dumping

Complaints have been received with regard to neighbors dumping loads of dirt and grass clipping at the end of Englewood Drive also it seems that some homeowners are dumping grass clippings into the storm drains. PLEASE!! The storm drains are not there for that purpose this could hinder the water flow in our development during a rainy season and cause flooding. Properly dispose of your yard waste at the county landfill or recycle centers, not within the community. If anyone living within Harlan Run and is seen dumping anywhere within the development will be cause for a fine.

HELP KEEP OUR COMMUNITY BEAUTIFUL!!!

Stop Signs/Speed

Stop signs are installed throughout the community intersections as a safety for our community. Please pay attention while driving and abide by the STOP SIGNS and SPEED LIMIT. We have young children playing within our community. Let’s keep our community safe for our children.

Trash

Trash bins are to be put out NO Earlier than 6:00 pm the day before pick-up. It seems that some homeowners are putting their trash out as early as Saturday when pick-up is normally on Monday morning. Trash Bins should be stored within your garage, storage shed or stored behind a screen so that they can not be seen by other home within your development.

Pets

An incident has been reported that a loose dog owned by a Harlan Run Homeowner was running freely in the community. Please keep your dogs on your own property leased or fenced. There is a Berkeley County Dog Ordinance, if you have questions pertaining to the ordinance it can be found within the Berkeley County Dog Ordinance Section 4 and 5.

Please pick up after your pet(s) when walking them in the community. Pets must be leashed at all times within Harlan Run & Berkeley County unless they are fenced.

Gravel

Remember the gravel is needed on the easements to assist with drainage, please if you live near any corners and the gravel is spilled over the road take time and sweep it back into the easements. The Board of Director’s are currently researching ways of preventing this in the near future.

SIGNS

Please remember One For Sale Sign per home within Harlan Run Subdivision. If more than one per home is located anywhere within our subdivision they will be collected and stored at one of the Board of Director’s homes. Please if you are looking for your missing signs contact the Board of Director’s as we might be holding them for pickup.

**All temporary signs need to be taken down after the event has taken place.

Homeowner Dues Increase

The 2009 Homeowner Dues will be increased by 10% this coming year to $181.50. All homeowners should receive their invoices sometime in December, please keep in mind the dues are considered past due on February 1st 2008. Finance Charges will be charged monthly starting February 1st, 2009 and occur monthly.
