Call to Order: 6:10pm.
Presentation to the Board-Josh Nowak Zirkel Wilderness
- Josh Nowak was in attendance to discuss the possibility of constructing a wireless transmission tower in the area.

Status of Association Fence Repairs
- John Twitchell reported that our current contractor has hired Chase Fix @ Round Mountain Ranch to subcontract with Kris to complete the fence mending on the North and west end of the subdivision. John & Carol and others cleared the debris on a 1/4mile of fence near Swordfish. The southern fence line almost complete
- All fencing up by June 15th for the future
- One of the boundary pins by Beaver Canyon was found. Fence is there. Survey not needed.
- Proposed a fence line maintenance volunteer days, one in spring, one in the Fall for members to adopt fence line sections to help put up, lay down fencing. Double H will check with insurance for liability issues of neighbors volunteering.
- John & Jeanne will work on the grant for a possible extension. Double H will give them copies of invoices for work completed.
Minutes
Motion: Stan moved to approve June2017 minutes. Steve 2nd. All approve.
Financial Review
- Board reviewed financials as of July 31, 2017. Total road work expense was $67, 204.28. Snow removal will increase. The contractor is establishing the additional mileage on Olive St. All Class A owners will share in the increase this year.
- Executive Session
- Accounts receivable-past accounts receivable collected $8,000. Three (3) owners accounts have not responded at all. The board instructed Double H to continue with the collection process as outlined in the governing documents.
- Legal action was initiated by one owner and the Board authorized Steve Warnke to deal and negotiate for the action with WCPVA attorney. As of today the association attorney complied with the opposing attorney’s request for the detailed examination of documents..

- Building/construction matters:
- Lot 58, Filing 1 – 57430 Golden Tide – new detached garage – still in review process
- Lot 48, Filing 2 – 57750 Longfellow – 2nd driveway - $1,000 road damage deposit – sent letter to owner
- Inquiry on possible trespassing/mowing path – resolved – no trespassing occurring
- Inquiry on detached garage requirements – 57725 Saturn Ct.
Covenant compliance matters
Lot 262, Filing 2 - state of disrepair - sent letter – no response as of 7/30/17. Sue said owner called and wanted pictures of problems.
Lot 404, Filing 2 - abandoned house, state of disrepair - sent letter – phone responses – appears that owner will be rectifying the matter
Lot 246, Filing 2 – sent letter – received written response – corrections completed
Culvert matter –
Lot 254, Filing 2 - need culvert to be installed - sent letter – no response as of 7/30/2017
Term Limits
This is as stated at the 2016 Annual Meeting. Jeanne will not run again. Carol P has sold her Class B lot. Representation is needed for Class B, C & D. Carol could run for At Large position or if no one else is interested in running for Class B. Carol could be representative for one year..
