PURPOSE

L.1.b.Bylaw 12928 – To Amend the Zoning Bylaw from (IM) Medium Industrial Zone to (DC2) Site Specific Development Control Provision, Located at 8403 - Coronet Road NW, Coronet Addition Industrial.

PURPOSE

To allow for a high-tech call centre and a commercial school within an existing building.

J. Andrew, Scheffer Andrew Ltd., was in attendance to answer questions in favour of the passing of Bylaw 12928.

L.1.c.Bylaw 12933 – To Amend the Zoning Bylaw from (AG) Agricultural Zone to (DC2) Site Specific Development Control Provision and (RF5) Row Housing Zone; Located West of 111 Street SW and North of Ellerslie Road SW, MacEwan.

PURPOSE

To facilitate the development of high rise apartment building and row housing.

There were no persons present to speak to the passing of Bylaw 12933.

L.1.d.Bylaw 12934 – To Amend the Zoning Bylaw and Appendix I to Section 920 – Special Area Terwillegar Towne from (AG) Agricultural Zone to (RPL*) Terwillegar Towne Planned Lot Residential Zone and (AP) Public Parks Zone; Located South of Tomlinson Common and East of 156 Street, Terwillegar Towne.

PURPOSE

To facilitate street-oriented residential development and a small public park.

There were no persons present to speak to the passing of Bylaw 12934.

L.1.e.Bylaw 12935 - To Amend the Zoning Bylaw from (AG) Agricultural Zone to (DC2) Site Specific Development Control Provision; Located North of 140 Avenue and West of 127 Street, Pembina.

PURPOSE

To accommodate a range of vehicle-oriented commercial and general business uses, with development regulations to minimize the impact of these uses on the existing residential development to the west of the subject site.

K. Cantor, Qualico Developments West Ltd., was in attendance to answer questions in favour of the passing of Bylaw 12935.

L.1.f.Bylaw 12937 – To Amend the Zoning Bylaw from (AG) Agricultural Zone and (US) Urban Services Zone to (RF4) Semi-detached Residential Zone and (RSL) Small Lot Residential Zone; Located North of 151 Avenue and East of CN Rail Line, Kirkness.

PURPOSE

To accommodate single and semi-detached residential development.

J. Andrew, Scheffer Andrew Ltd., was in attendance to answer questions in favour of the passing of Bylaw 12937.

L.1.g.Bylaw 12939 – To Amend the Zoning Bylaw from (AG) Agricultural Zone and (AGU) Urban Reserve Zone to (RA7) Low-Rise Apartment Zone; Located South of Wedgewood Ravine, East of 184 Street, Cameron Heights.

PURPOSE

The purpose of this Bylaw is to amend the Zoning Bylaw as it applies to this site from AG and AGU to RA7. The proposed use is low-rise apartment development.

J. Wacko, Stantec Consulting Ltd., was in attendance to answer questions in favour of the passing of Bylaw 12939.

Councillor D. Thiele entered the meeting at 1:36 p.m.

L.1.h.Bylaw 12929 - To Amend the Zoning Bylaw from (CCA) Core Commercial Arts Zone to (DC1) Direct Development Control Provision; Located at 10134 - 100Street, Downtown. 

PURPOSE

To ensure development on the site will be compatible with the historical designation of the McLeod Building as a Provincial and Municipal Historic Resource.

There were no persons present to speak to the passing of Bylaw 12929.

PURPOSE

The proposed amendment is required as part of the redevelopment project for the Eaton/Edmonton Centre complex.

L.1.j.Bylaw 12931 - To Amend Bylaw 11400, As Amended, being the Downtown Area Redevelopment Plan. 

PURPOSE

The text amendment is required as part of the redevelopment project for the Eaton/Edmonton Centre complex, and will address changes to policies regarding commercial redevelopment projects, retail activities in pedways, and pedway signage guidelines. This Bylaw is being forwarded to City Council in conjunction with rezoning Bylaw12930.

S. Wissink, Edmonton Downtown Development Corporation; and R. Ferguson, Oxford Properties Group (to answer questions), were in attendance to speak in favour of the passing of Bylaws 12930 and 12931.
