BACKGROUND:

The subject site is located South and north side of Wynridge Drive (Route 2394) and east side of Mooreview Parkway (Route 2298) north of Old Ryan Road (Route 772). The Property is located in the Broad Run Election District, Ashburn Sub-Planning Area. The Applicant is proposing a Zoning Concept Plan Amendment to amend the proffers and concept plan approved with Broadlands and Broadlands South, ZCPA-2011-0004, to remove a child care center use on a 3.523 acre site in Section 208 and to allow the site to be developed with 45 of 123 elderly housing units approved for Section 208 and to amend the proffers of ZMAP-1995-0003 to move a commuter parking lot from Section 206 to Section 204. The Applicant is also seeking a Special Exception for gas pumps in section 206.

PROJECT PROPOSAL:

The Applicant proposes a Zoning Concept Plan Amendment application to amend the proffers approved with ZCPA 2011-0004 regarding the approved day care use and elderly housing units in Section 208, and to add a new proffer regarding the commuter parking lots in Sections 204 and 206. The Applicant also proposes a Special Exception to allow gas pumps with a canopy and a service kiosk within the existing shopping center parking lot in Section 206, Block 1, Parcel A.

COMMENTS:

With respect to Parks, Recreation and Community Services (PRCS) we offer the following comments and recommendations:

1.  Please provide more information on what impact if any, this application or the amended proffers have on section 108 and the proffered public use site associated with ZCPA 2011-0004 .

RECOMMENDATIONS:

PRCS has identified above, an outstanding issues that require additional information to complete the review of this application.
