Barn Use Guidelines

The policy regarding use the Barn is as follows: (1) To use the Barn and adjacent tennis and sport court facilities, homeowners must be current with Homeowners Association dues and assessments. (2) The homeowner must be present at and involvedin the activity for which the Barn was reserved. (3) The Barn is to be primarily used for recreational and social purposes: commercial and profit motivated activities are discouraged, as is repetitive use of the facilities (e.g. regular meetings or reserving the Barn for a number of days in a row).

This set of criteria may be used for determining the appropriate use of the facilities falling outside the standard guidelines.

What is the impact to the neighborhood? I.e.: Noise, traffic or other inconveniences for homeowners.

By permitting a use that falls outside the standard policy does it set a precedent for future facility usage?

Consideration must also be given to how other homeowners view the appropriate use of the facility.

These types of usage are prohibited, unless expressly approved in writing by the Board of Directors:

The scheduling of monthly or weekly meetings is prohibited.

A reservation for more than two consecutive days is prohibited.

The use of the Barn for profit motivated functions is prohibited. No function may be held in the facility which intended purpose is to buy or sell goods or services.

Offsite business meetings are permitted unless they include seminars by consultants who charge for their services.

General guidelines:

Tables, chairs or any other items from the Barn may not be taken from the Community Center for offsite homeowner use.

The weightroom and common areas around the community center are closed from 10PM to 6 AM unless the facility is reserved for a function.

Functions in the community center must end by 12AM, but cleaning may be completed after that time.

Music and or noise generated from the use of the facility falls under King County Code, Chapter 12.92, Public Nuisance and Disturbance Noises. All functions must comply with this ordinance.

Common Area and Barn Use problem procedure

In event a problem arises from the use of the facilities by a homeowner the following action should be taken.

  1. Identify the problem and contact the association Vice President in charge of common areas. (If unavailable contact the President or other Board of Directors officer)
  1. The Vice President assesses the problem and decides what the appropriate action needs to be taken.
  1. In event the problem is with improper maintenance or damage of the facility by a homeowner the Vice President will contact them to remedy the situation.
  1. Document all relevant facts in a incident report and file them in the Association records.
