Who can apply: Rent4U offers application forms to everyone who requests one over age 18. Rent4U offers Equal Opportunity Housing. Rent4U must meet all those who intend to reside at the rental property, prior to application approval to discuss their plans on how to use the home and what is expected in terms of maintenance and communication. At least one applicant must be 21 years of age or older if there will be children under the age of 13 in the property. All adult occupants must show valid photo ID. The properties are non-smoking and no pets other than a small number of fish are permitted.

Application & Fee: Complete the application fully. Unless joint applicants are married, each must submit an individual application. Each application must be accompanied by a $35 screening fee to offset our costs obtaining & verifying applicant information. The fee should be in the form of a check or money order made out to Kim Nugent and is not refundable unless you applied for a property or properties for which a lease has already been signed and deposit received for the time you seek or if they will not be available within 90 days. Screening: Applications are reviewed in the order in which Rent4U receives them. Rent4U may require up to seven business days to verify information on an application. Rent4U will accept the first qualified applicant(s); denied applicants will be informed by mail. Once the application is approved, Rent4U requires the signing of a Lease Agreement & payment of the security deposit to secure the property. If agreement & payment is not executed within five days Rent4U will proceed to the next applicant in line.

Rental/owner history of 3 years must be verifiable from unbiased/unrelated sources, or 3 landlord references, whichever is more. Applicants must provide us with the information necessary to contact past landlords. If the applicant’s housing during the past 24 months has included home ownership, proof of ownership will be required and mortgage payment history shall be considered.

Household income shall be at least 3 times the rent amount. Income/resources must be verifiable through employer contact, or applicant provided pay stubs, tax records, or bank statements.

Credit reports: Each adult applicant must supply a recent copy of their credit report (free or low cost from many credit reporting agencies in the phonebook or on the internet). In the event the rental application is received ahead of copies of credit reports for all adult occupants, at it’s discretion, RENT 4 U may begin to process the application.

Reasons for application denial include but are not limited to: incomplete application; unverifiable past rental/owner history or income; too little income; negative past landlord, credit, criminal, or public records or reports; bankruptcy in the last 24 months or any court ordered eviction. Other reasons are: finding that an applicant is a current, or convicted, illegal substance user, or has been convicted of the illegal manufacture, possession, or distribution of a controlled substance; or finding that an applicant has been convicted of any type of crime that would be considered a threat to the property, to other resident’s peaceful enjoyment of the property, or to neighbor’s peaceful enjoyment of their property will be denied tenancy.

General: I also understand that the processing my application in no way guarantees that I will be offered a property, only that my application will be evaluated for qualification criteria. This includes but may not be limited to checking my credit, references, criminal and rental history, and income information. If I qualify, my qualification will remain valid for 90 days starting with the date the application was qualified as long as the employment of all adult applicants working at the time of application can be re-verified at the same or higher income prior to lease signing.
