Swinerton Builders is requesting quotations from certified San Francisco Local Business Enterprises (subcontractors, suppliers, and trucking firms). The LBE subcontracting goal is 22%

Engineers Estimate:

Total project value: $20 million.

Scope of work:

Scope of work involves but is not limited to accessible residential areas, accessible building access, life safety improvements, and related structural work. All work will occur in an occupied building utilizing phasing to minimize impact on residents and tenants.

A. Accessible residential areas: reconfigure 172 existing residential units into 154 Single Room Occupancy (SRO) congregate bedrooms to include new bathrooms and kitchenettes.

B. Accessible building access: provide one new fully accessible elevators in rear of lobby; renovate one existing elevator; providea new stair at the north-west rear of the building from the fourth floor down to ground level and remove existing north-west stair; modify existing stairways to comply with accessibility requirements; renovate and expand the front lobby.

C. Reconfigure ground level: remove retail adjacent to lobby and replace with lobby's reception and office areas; remove units in the rear of building and replace with community space and building services.

D. Seismic upgrade of the structure including new moment frames and associated footings, shear diaphragm installation, and miscellaneous other seismic connections.

E. Installation of new mechanical, electrical and plumbing (MEP) infrastructure. MEP scope of work includingdesign assist services to aid engineers’ preparation of final MEP permit and construction drawings.

F. Remaining infrastructure and new finishes to complete the project scope, including but not limited to: Roof replacement, new exterior storefronts, renovate existing elevator, drywall, doors, frames and hardware, flashing and sheet metal, flooring, painting, appliances, trash chute, signage, window washing equipment, finish carpentry and new metal awning.

The following scopes have already bid and are awarded: Demolition, Concrete, Concrete Reinforcement, Cast-in-place Concrete, Shotcrete, Structural Steel, Miscs. Metals, Rough Carpentry, Elevator (new only), Fire Protection, Plumbing, HVAC and Electrical.

WE REQUEST BIDS FOR THE REMAINING SCOPES OF WORK FROM CSI SECTION 6 THROUGH SECTION 14 SUBCONTRACTORS.

We request that you send a draft of your proposal/scope letter to us in advance of the bid time so that we can understand what work you will be bidding.

Swinerton Builders requires all subcontractors to furnish 100% Performance and Payment Bonds from US Treasury Listed Surety. Premium cost to be listed on your bid as a separate line item. Assistance in helping subcontractors obtain bonds, lines of credit and/or insurance will be provided.
