Location

The site enjoys an excellent location justto the south of Camelford town centre and immediately adjoining the busy A39 route between Wadebridge and Bude. Camelford is an attractive andexpanding market town serving a large rural hinterland, situated approximately 11 miles from Bodmin and Wadebridge, 16 miles from Bude and 4 miles inland from Tintagel and the north coast.

Description

The site, formerly CamelfordPrimary School, enjoys a prominent, elevated location within the town, surrounded by housing on three sides and a small industrial estate to the south.

Directions

From the south, approach Camelford along either the A39 from Wadebridge or the B3266 from Bodmin.Continue north towards Camelford past the BP garage/Londis shop. The site is situated 800 metres farther on the left behind and above the Police Station. From the north, approach Camelford on the A39, continue south through the town centre past the Co-operative supermarket on the left. The site is situated 200 metres farther on the right behind and above the Police Station. The site can also be accessed from the west via Highfield Road off the B3266.

Access

Vehicular access is currently from the south western corner of the site via Highfield Road onto the B3266 to the western side of Camelford. The Council has entered into an agreement with the two public sector owners of land and buildings to the south eastern corner of the site, the South West Ambulance Service NHS Trust (SWAST) and Devon & Cornwall Constabulary(DCC),to facilitate vehicular access onto the main A39 route running to the east of the site. The design and detail of that access will, of course, be subject to all necessary planning consents.

The plan below shows the land owned by SWAST edged in green and that owned by DCC approximately edged in blue. The two houses shaded in blue are in private ownership. The area edged in brown is subject to a right of way in favour of the SWAST land,giving access to the A39. The Council’s land is shown edged in red.

DCC is currently in the process of relocating its operations from this site to another location in Camelford, and so the freehold interest in the land edged blue will be available. SWAST will also consider relocating its ambulance station from the site, provided that a suitable alternative location can be secured.

Services

It is understood that the site is connected to mains electricity, water and sewerage services.

Planning

In the latter part of 2010 Cornwall Council carried out a local consultation. This exercise identified that local residents considered the site suitable for a number of uses, including a medical centre, open space, retail, municipal offices, employment land and housing.

Price

Interested parties are invited to submit two offers for the freehold interest in the site on the following basis:

  1. The entire site of 1.55 hectares
  1. 1.25 hectares of the site. The remaining 0.3 hectares to be retained by the Council to facilitate the construction of a new medical centre

Each offer must be supported by plans illustrating development proposals for the site, to include proposed vehicular and pedestrian access to the A39. The plans for offer 1 should relate to the entire site. The plans for offer 2 should identify where within the overall site the 0.3 hectares for the proposed medical centre will be accommodated, and how that 0.3 hectares will link to the infrastructure for the remainder of the site.

All offers, which must be in the form described above i.e. offer 1 and offer 2, should be submitted to the Council by midday on 7th March 2011.

Costs

The purchaser shall pay the Council’s legal costs in relation to the sale, together with a contribution towards the Council’s surveyor’s costs based upon 2% of the purchase price.
