Lot Information Websites

LA County department of Public Works web site – GIS-Net3 Public

·  This site shows the property lines overlaying an aerial picture of the property. Of all the sites I have looked at, this site shows the best resolution and accuracy for our neighborhood’s property lines. However, for some homes, it is still difficult to determine if a swale is inside or outside a property line.

·  GIS-NET3 enables interactive viewing and investigation of zoning, land use policy, subdivision activity, aerial imagery, and other aspects of land use and land entitlement within the UNINCORPORATED communities of Los Angeles County. (This must have been setup before we became a city. However it is still active and has aerial maps of our area for 2001, 2006, 2008, and 2011)

·  This site was recommended by Andy Winje, Public Works Department, City of RPV. – (310) 544-5292,

·  Go to this site:
http://rpgis.isd.lacounty.gov/GIS-NET3_Public/Viewer.html

·  Zoom in (double click) to our neighborhood or type in address at the top of the page next to “Getting Started”.

·  Hover over “Base Maps” (upper left corner or upper right of map) and check “LA County aerial ‘11” or “14’ box (aerial picture taken in 2011 or 2014). Uncheck all the other boxes. Zoom in to the property of interest.

Zillow Real Estate Map web site

http://www.zillow.com/

·  This shows our entire neighborhood with property lines and a pictorial overlay. The resolution is not as good as the above site. This site also contains approximate home values.

Tract Map
http://dpw.lacounty.gov/sur/nas/landrecords/tract/MB0691/TR0691-003.pdf
(Chrome downloads the document. Internet Explorer opens the document.)

·  This is a Tract Map of our entire tract – developers map. No pictorial overlay so property lines have no visual reference.

·  Our Tract is No. 26834 Book 691 Page 3.

·  Note, Book and Page number is shown at the top of each Tract Map page.

Google Maps and Google Earth

https://www.google.com/maps/@33.7412027,-118.3403504,15z

·  This site doesn’t show property lines, but has higher resolution and allows one to zoom in on property features.

·  Click on Earth in the lower left corner to get an aerial view.

County department of Public Works – Property Assessment

http://maps.assessor.lacounty.gov/GVH_2_2/Index.html?configBase=http://maps.assessor.lacounty.gov/Geocortex/Essentials/REST/sites/PAIS/viewers/PAIS_hv/virtualdirectory/Resources/Config/Default

·  This is associated with the Property Assessment Information System

·  It shows the property lines overlaying an aerial picture of the property. However it’s difficult to zoom in to get good identification.

·  Look at left column > Find a property > By Address > Enter address of interest

·  Find “LACounty Street Map” box in upper right corner of map.

·  Select “LACountyAerial (2011)” and compare with “LACountyAerial (2014)”

·  Note, it may help to click on another property to move color overlay so as to improve view of your property.

·  To print: Have to click on your property to keep boundary lines. Find “I want to…” box in the upper left corner of the picture > ”Create a printable Map”. From there you can zoom further. Resolution is poor.

·  You can also find neighborhood ownership change in last two years as of last July. The information is only updated on an annual basis. To see those properties:

o  Look at the left column under the address you typed, and click on the “Property Details” link. Now go farther down the left column and click on the “Search for Recent Sales” Link. The left column lists the sales with property details. The map shows the relative property locations.

Estimate of lot side lengths and lot area:

http://www.findlotsize.com/

·  Enter Address

·  Zoom – plus sign - upper left corner of map.

·  Note - you can change between satellite view and street map view by clicking the Satellite Button and Map Button at the top right of the map.

·  For line distance click first point, and then click second point. Line length is shown. Clear Markers before next measurement.

·  For area, sequentially click the four corners of your property.

County department of Public Works web site – General information site
http://dpw.lacounty.gov/sur/landrecords/?addr=32261+Phantom+Dr.%2C+Rancho+Palos+Verdes&x=&y=&what=who

·  Contains Tract Maps, Parcel Maps, Land Records, etc. It has a good Pictorial overlay but doesn’t show home boundary lines.

·  This is a very complete but complicated site.

·  Start by entering the address of interest – Left column, second blue bar.

·  I suggest one check all the layers except “Track Map” (upper left corner of the window). If you select Track Map you get a blue overlay which obscures the details.

·  Use the + and – box to zoom in and out.

·  Select “Imagery” in the blue “Basemaps” box near the upper right portion of the map. The other selections appear worthless.
