Two Bedroom Condo

A design board is a display that will show a customer what the room will look like before you begin working on it. It is sometimes called a sample board because it has “samples” of the different materials you will include in the room.

You can not always find exact pictures of what you want to include. An interior designer has training in drawing, painting and computer aided design so they can show items that will be custom made. We will not go into that much detail. This is why you will not be required to find a picture of every single item in the floor plan.

You will select from two condominium floor plans. One is for units that are currently under construction on Walnut Street in Springfield. This building will be part of the downtown revitalization. The other condo is from a luxury complex in Florida. I selected this unit for our project because it had a particularly large master bedroom which provides room for a king size bed but you should be aware that this is a luxury condo and would not be a room size that would usually be found in a condominium. You do not need to consider where they are located. I just thought it would be interesting for you to know. You can assume the condo floor plan you choose is located any where you would like it to be.

Your design board must include at least 10 samples that will give me a good representation of the condo. You may include more, but be careful about overcrowding. The required items include:

·  Window Treatments- 2 required. Can include fabric and sketch or magazine or internet picture

·  Wall Treatment- 2 required. Can include paint, wallpaper, tile, interior brick, etc.

·  Upholstery- 2 required. Can include fabric samples or pictures. This category includes sofa, chairs, ottoman, benches or bedding.

·  Accessories- 2 required. Can include any room of house including kitchen and bath.

·  Other Samples- 2 required. This can include any of the above or non required items like flooring.

This project is restricted to a minimum of 1 full size board or a maximum of 3 full size boards. The floor plan can be attached to the presentation board or submitted in a file folder along with the design board when it is turned in.

You will be graded on:

·  Number of samples

·  Color schemes that coordinate with a base color throughout the condo

·  Use of pattern and texture

·  Harmony and unity of the rooms through out the condo

·  Design board layout, neatness and organization

·  Supporting documents

If you plan your project in this order it should be easy because it will be logical as you work on it.

1. Complete the client information sheet.

2. Place the furniture onto the floor plan using the templates and the furniture clearance handout.

Rooms should be balanced and should provide the furniture that is needed for the activities you

outlined in the client information sheet.

3. Decide what style furniture you want. Look for pictures of furniture pieces that coordinate with

the floor plan. Remember, you are not required to find a picture of every item.

4. Choose a color scheme that utilizes a base color throughout the plan. This can include neutrals.

5. Select samples of furniture fabrics, bedding, paint, window treatments, etc.

6. Choose accessories to make the room more personal.

7. Make sure there is something that unifies the room. (color, theme, style, flooring, etc)

8. Place the samples onto the design board, paying attention to the scoring guide.

*Instructor Note- The biggest mistake students make on this project is spending too much time looking for things that are not required and not enough time making certain that the things that are required look fabulous.

*Instructor Note 2- A sample board is what you use to sell your ideas. It has to communicate exactly what you want me to know. It is sometimes shown to a customer without you there to explain it so make sure it says what you want it to say.

Floor Plan- Must utilize the living room and 2 bedrooms. Dining area is optional. Furnishings must be drawn correctly using ¼” scale and with correct clearances. Rooms should be balanced and provide furniture for the activities specified in the client information sheet.

Color Scheme Reminders-

In any given room, there should be a dominant color, a secondary color and an accent color. A good guideline for beginners is 60% dominant color, 30% secondary color and 10% accent color

Vary shades in a space from dark to light. A good guide for beginners is darker toward the floor working toward lighter at the ceiling.

Pick out the largest pattern first, whether it is a sofa or a rug.

A theme can provide the idea for the color scheme.
