Activities to Complete

Create roles & responsibilities (30 Minutes)

  1. Reference the Department Roles training and create departments for your business.
  2. Assign roles to designated individuals (at first, these roles may all be assigned to you).
  3. Create checks and balances for ensuring work is being completed.

Identify and contact key functions for your team (30 Minutes)

  1. Reference the Building Your Team training and identify functions filled on your team and list contact information for those functions.
  2. Example: Attorney: ABC Attorney: Andy Borges Esq. (858)555-5555
  3. Identify functions still vacant and create a plan for identifying people to fill those vacancies.
  4. Reach out to people who can fill those roles and determine if they would be a good fit for your team.
  5. Add to your Master Contact List or into Realeflow, as applicable.

Identify and research your competitors and locate buyers and sellers (4 hours)

  1. Implement the following strategies to build your team and your lists.
  2. Enter contact information into a database.
  3. Enter contact information into Realeflow or create/se the excel or google doc document "Master Contact List for Your Team
  4. Enter competitors contact information in the Competitors tab.
  5. Save competitors website URL's in your internet favorites folderor bookmarks.

Call 5 Local Investors (1 Hour)

To Do:

  1. Call 5 local investors and practice building relationships.
  2. Practice your Elevator pitch.
  3. Get comfortable talking about your business and working together.

Local Classified Ads

To Do:

  1. Look in the classified by Homes for Sale, Real Estate Services, and Apartments for Rent. You will find ads for local investors who buy houses.
  2. Contact them by phone and find out more about the property.
  3. Use the Wholesale Buyer Prequalification form.

Google and Search for Social Media Sites

To Do:

1. Use Google to search and find competitors.

a. Search Facebook, Linkedin, Pinterest and other social media sites for competitors.

b. Google Search Examples: We buy houses Toledo, OH, Sell house fast Toledo, OH, Stop foreclosure Toledo, OH, We buy houses for cash Toledo, OH.

c. Use Ad Word Keyword tool in Google to find those who are buying keywords and those who are affiliates of lead generation websites.

Signs Around Town

To Do:

  1. Create a list of all local investors while you are driving around town this week. Try to notice all of the other We Buy Houses signs, billboards, vehicle signs, yard signs and other marketing. Write down their contact information.
  2. Call all numbers and begin to network and find out more about their business.
  • Exchange Contact Information with other Investors
  • Get on Their Buyers List
  • See if They Have Any Properties for Sale
  • Put Them On Your Buyers List
  • Check Out Their Website

Direct Mail to Sellers

To Do:

1. When you meet with sellers and put the property under contact, you can ask them from any letters that were sent to
them by other people who wanted to buy the property. Also when you purchase a property, look through the mail that
is delivered there, most of the time you will find a letter from a local investor.

Auctions

To Do:

  1. Attend auctions at your county courthouse.
  2. Meet other investors and identify potential working relationship.

Meetings and Other Networking Events

To Do:

  1. Find out the other local organizations in your area where you can go to network with other professionals and schedule the meeting(s) on your calendar.
  2. Network with Real Estate Professionals – Realtors, Mortgage Brokers, Hard Money
    Lenders, Title Agents, Attorneys, etc.
  3. Practice your Elevator pitch.
  4. Mark the next REIA meetings on calendar and plan on attending at least one local meeting.
  5. Meet 10 new people andget comfortable talking to other investors about your business and working together. Exchange at least 10 business cards.
  6. When you go to a REIA Meeting or your local investors club, be prepared to ask for everyone's business card.At your REIA meetings you are going to meet qualified wholesale buyers and rehabbers.Make sure to speak to as many people as possible, break out of your comfort zone and NETWORK!

Landlord Meetings

To Do:

  1. At the landlord Meeting this is the perfect opportunity to find Landlord buyers. Talk to those looking to grow their portfolio and ask what they are looking for.
  2. These buyers will come in handy when you have an in between property that you are trying to move. Most landlords will buy at 80-90% of market value and close without a hassle.

Create a Competitor Marketing Swipe File

To Do:

1. Pickup hanging files folders for your filing cabinet in your office.

2. Pickup manila folders to put inside the hanging file folders.

3. Label the hanging file folders "Competitors”.

4. Label each one of the manila folders with a separate competitor name so you can save any of their marketing
material by the name of their business. Any marketing pieces you get over the next couple years you should save
according to the competitor’s business name. Each competitor gets their own folder.
