ROMRA update

Following the ROMRA AGM a number of issues were raised and the Committee were asked to investigate further. Here’s our update.

Security was the major issue with questions relating to

·  staffing hours, particularly the lack of cover during the day at weekends

·  security in the McConnell car park, particularly the removal of the security locks and slow fob recognition at entry

·  the entry from Cotton St – lack of access to the entry phone, frequency of breakdowns

·  what will be the impact of the new building on security etc.

Paragon (the new landlord – part of RenakerBuild) have provided some answers but to resolve some of the issues it would be helpful to know how widespread the concerns are and so we are going to do a survey of residents to evaluate this. This will inform a review of security to cover the existing and new buildings which Paragon have committed to.

In the mean time, we understand that Living City are planning to put a fob system into the McConnell Car Park to replace the now removed digi lock system which will improve security but meet the requirements of the Fire Officer.

Paragon have agreed to look at improving signage and installing additional notice boards around the development. They are also looking into the provision of cycle storage to coincide with the new development coming online.

Residents also asked why there had not been notified about the sale of the freehold from ING to Paragon. We understand that Paragon Developments Ltd havepurchased an ING company outright – the company being ING RED UK (Royal Mills) Ltd who own the 999 year lease of the Building.

They have since changed the company name to RM Developments (Manchester) Ltd to ensure there is no confusion/misunderstanding that ING have a continued involvement but it is the same company. As a consequence we understand that there was no requirement to serve notice on the leaseholders.
