PLANNING CONSULTATION

In response to your request for observations regarding :

Conversion of former school to restaurant at , Penuwch Primary school, Penuwch, SY25 6RD.

Grid Ref: 259346.262788

The building is a mainly single storey rectangular building consisting of stone walls, approximately 600mm thick with a pitched slate roof. The roof consists of a series of A-frames, approximately 225 x 100mm in section with collars supporting 2 rows of purlins and 75 x 50mm rafters over with felt and a natural slate finish. The ceilings have largely been removed but are still visible to the former kitchen area as a suspended tile in a grid system.

Walls appear in good condition with no obvious sign of movement or deterioration. There are some large areas of glazing to the main hall on the south elevation.

The floor area of the main hall appears to be that of hardwood planks, approximately 75mm wide on, presumably, timber joists. Sub floor ventilation is visible to the external walls. There is a timber, folding, concertina type, glazed partition dividing the main hall. The floor to the kitchen is of concrete beam and block over a semi basement area which houses the boiler room.

There are two small extensions to the main building, a small entrance lobby to the front with a monopitch roof off the main pitch consisting of approximately 50 x 100mm rafters and ceiling joists with slate over. To the west gable there is a toilet block with a slate pitched roof of approximately 50 x 100mm rafters and joists supported by 2 rows of purlins. Again, in both instances, the ceilings have already been removed.

In conclusion I would consider the buildings to be in an excellent condition and suitable for conversion as proposed.
