Internal Plumbing work

  • Repairs or replacement inside your home and to fixed external pipes if supplying water from your Home in the events of leaks or mechanical failure .

Hot and cold water pipes from the mains stopcockinside your home leading to your taps and garden taps

Leaking overflow pipes

Standard ball valves and toilet siphon

Pipes that burst as a result of cold weather

Central heating water pipes if there is a water leak

Immersion Heaters

Washing Machine hot and cold flex pipes ( as long as they are connected to manufactures instructions

Repairs/replace to taps and replacing standard ( non ceramic ) tap washers to repair water leaks and dripping taps

Unblocking main drain only using drain rods. ( in the event this does not clear blockage then all other services are excluded )

Boilers and heating systems.

Internal Electrical Work

  • This cover relates to the electrical wiring, which is the permanent 240 volts electrical supply system within the property supplying electrical power including wall sockets, switches, bulb sockets and fuseboxes, all beyond the electricity company’s supply meter. This also includes wiring to permanent security lighting and security lights or garden lighting mounted on the main dwelling.

This cover applies to the permanent electricity supply system beyond the electricity company’s supply meter, which has failed or broken down for reasons other than a failure of external public services to the property

In addition to the above complete electrical failure includes failure of the wall sockets, switches, bulb sockets and garden lighting mounted on the main dwelling.

Parts and labour are included for fitting standard replacements parts example , we will replace all fittings with a standard white plastic fitting unless an alternative is provided by you .

Accidental damage to cable is not covered only if accessible .

Accidental damage to the light switch, light socket or plug socket will be replaced by a standard fitting unless an alternative is provided by you .

  • WHAT IS NOT COVERED

replacement of light bulbs, decorative and fluorescent tube light fittings,fuses in plugs, transformers controlling single low voltage light fittings, or anyother routine electrical maintenance tasks;

control wiring of burglar alarms, telephone wiring, smoke detectors,doorbells, electrical garage door systems and electrical gates, wiring oranything connected to satellite dishes, radio and television aerials, theirfittings and masts;

wiring and electrics situated outside or mounted on the external surface ofany building, with the exception of wiring to permanent security lighting andsecurity lights or garden lighting mounted on the main dwelling;

underground electrical wiring between the property and outbuildings;

wiring and electrics within sheds, greenhouses and other non–permanentgarden structures;

any 3–phase electrical systems (including wiring, sockets and switches);

the re–setting of circuit breakers, where it is not associated with permanentrepair work where it can be reset by you;

any adjustment required to the timing and temperature controls of heatersor Economy 7 timer switches;domestic electrical appliances; i.e. any electrical equipment powered by aremovable electrical source, portable and fixed heating or energy efficiencymanagement systems;

power generation systems including solar panels, wind turbines, airconditioning units and combined heat and power systems and associatedcontrols;

replacement costs of wiring, switches and fuse boxes which need tobe replaced as a consequence of natural wear and tear or gradualdeterioration;

 repair or replacement costs arising from electrical wiring being old , dangerous or in poor condition .

Repair of accidental damage to the main electrical consumer unit or fuse box .

Replacing or repairing rubber or lead wiring.

Sundry Consumables

  • We will cover up to a maximum £25.00 worth of consumables , this includes the likes of standard flux, solder, washers, light holders, switches, plug sockets , PVC pipes , flexi Pipes , etc ,

Silicon Replacement

  • We will reseal around basins , work tops , kitchen sinks , shower trays , bath tubs , were the old mastic has broken down . and a leak has been found . This will only be done as part of maintenance and not new bathrooms or kitchens .

Install Appliances

  • We will install appliances which are like for like and supplied by you. If there has to be any alterations to the electrical or plumbing to install the appliances then this is not covered. The co-ordination of the appliances to be at the property must be a timely manner in order for the engineer to carry out the installation.

Internal and External Security

  • This includes locks, windows and doors to the main dwelling .

In the event you loose your keys, the same lock will be replaced.

If a window or door makes the property unsecure then temporary measures will made to secure the premises

Parts or material occurred for the above events.

Burglar alarms wired or wireless.

Any kind of intruder devices

General Conditions and Exclusions

  • All calls to be responded to within 48 hours from time of call where possible. ( unless there unforeseen events such as accidents to routes or other incidents that may delay the engineer)
  • Only electrical installations installed by a qualified engineer and in current guidelines will be covered.
  • No call outs within the first 14 days cover, this is to allow for cooling off period.
  • All Tenanted properties must have a Property plus Assessment form completed before plan commencement.
  • All material costs are chargeable excluding boiler repair and the first £25 of sundry consumables. .
  • Only Materials supplied by Infinity Property Management will be installed and material charges will be in line of current stock rate.
  • Labour will be charged for work outside our normal working hours which are Mon- Fri 9am -5pm. ( you will be quoted before any work is carried outside our normal hours )
  • Congestion and Parking charges are not covered
  • All your property information from the Property Asessment Form will be held on our database .
  • It is your responsibility to allow us access to the property, we will be unable to carry out the necessary work . If this happens , we will tell you to rearrange the appointment. If we still cannot gain access then we will inform you by writing .
  • One of our engineers will usually carry out the work. In some case we may authorise a suitable qualified contractor to carry out the work .
  • The terms and conditions for all products and services are written in English and all correspondence entered into shall be in English . your agreement is governed by the laws of England and Wales .
  • Mobile homes and properties with 7 or more bedrooms, more than6 tenants or more than one family are not covered.
  • Retail and premises used for business are excluded from this cover.
  • Providing you renew before the expiry of your membership, the exclusion period does not apply after your first yearof cover. If you add additional properties to your membership the exclusion periodwill apply to the new properties..
  • The following are not covered:

any events pre–dating this cover;

any defect in the original design;

any emergency, breakdown and/or failure that occurs in a property thathas been unoccupied for 60 or more consecutive days;

temporarily frozen pipes which have not resulted in confirmed damage;

parts that need to be replaced as a consequence of wear and tear,gradual deterioration or corrosion;swimming pools or decorative features including ponds, fountains andany associated pipes, valves, pumps or electrics;replacement of hot or cold water taps and/or no water or hot water fromyour hot water taps;domestic appliances e.g. washing machines, dishwashers; electricalappliances, portable and fixed heating or energy efficiency managementsystems;

ground, air and water source heat pump systems;

power generation systems including solar panels, wind turbines, air conditioning units and combined heat and power systems and associated controls;

repairs involving contact with asbestos materials;

any costs relating to repair or replacement of pumps including any associated electrics or valves, water softeners, waste disposal units, macerators;

an emergency or breakdown and/or failure, when it has previously been identified by an engineer (during a previous visit) that remedial/ maintenance work is required to prevent a future emergency or breakdown and/or failure;

underfloor heating;

breakdown and/or failure, when it has previously been identified by an engineer (during a breakdown or service) that remedial/maintenance work is required to prevent a future reakdown and/or failure of the system in question. Such remedial and/or maintenance work will need to be carried out at your cost;

any losses that are indirectly associated with the incident that caused you to claim, unless caused by out negligence or that of our agents. For example, loss of earnings due to time taken off work to deal with the incident will not be covered;

any defect, damage or breakdown caused by malicious or wilful action, negligence, misuse, or third party interference including any attempted repair or modification to the covered sections, which does not comply with recognised industry standards;

loss or damage arising as a result of disconnection from or interruption to the gas, electricity or water mains services to the property;

like for like replacements of parts used;

damage caused to the property and/or its contents whilst completing a repair will not be reinstated to the original condition except where permanent reinstatement is specifically included;

 payment for the restoration of any internal fixtures or fittings (e.g. fitted units, special floor coverings such as wood block or ceramic tiles etc.) removed in the process of conducting the emergency repair;

any part of the system (including pipes and ducts) which are too difficult to access safely, for example, safe floor boarding and/or lighting is required within loft spaces, or any part of the domestic gas central heating system which is impossible or impractical to maintain because of its position, for example a boiler situated in a confined space, inaccessible due to the installation of fitted units;

any delays caused by our suppliers or their agents in obtaining spare parts that are not immediately available;

any fixtures including wiring, earthing and lead piping where replacement is only necessary as a result of changes in legislation or health and safety guidelines, or to meet current best practice;

the resetting of circuit breakers, where it is not associated with permanent repair work and where it can be reset by you;

costs incurred where you have been informed of the need to dopermanent repairs to avoid emergencies and or breakdowns/failures;

systems which have not been installed, serviced or maintained inaccordance with established practice or manufacturer’s instructions orsystems which are not compliant with relevant legislation;

faulty workmanship or the use of defective materials by a non–approvedengineer;

any defect, loss or damage occasioned by fire, lightening, explosion,tempest, flood, subsidence, landslide, river or coastal erosion,earthquake, impact or other extraneous causes;

any loss arising from subsidence, heave of the site or landslip caused by:bedding down of new structures;

demolition or structural repairs or alteration to the property;

faulty workmanship or the use of defective materials;

river or coastal erosion.

any loss or damage arising as a consequence of:war, invasion, act of foreign enemies, terrorism, hostilities (whetherwar is declared or not), civil war, rebellion, revolution, insurrection,coup, riot, or civil disturbance;i) ionising radiation or contamination by radioactivity from any nuclearfuel or from any nuclear waste from combustion of nuclear fuel, theradioactive toxic explosive or other hazardous properties of anyexplosive nuclear assembly or its nuclear component.

What is not covered

a)Costs covered by any manufacturers, suppliers, installer's or repairer's guarantee or warranty.

b)The equipment being recalled by the manufacturer.

c)Claims arising. From works required to property or equipment in a non-domestic or commercial environment unless we agree in writing beforehand.

d)Damage caused by accidents, theft, attempted theft, malicious damage or damageCaused by fire or explosion.

e)Claims arising from floods, lightning, storms, frost or other bad weather conditions.

f)Labour charges for work outside our normal working hours which are Mon- Fri 9am -5pm.

g)The cost of replacing any item or accessory that is intended to be replaceable. These include: fuses, batteries, filters, oil nozzles and igniters.

Governing Law and your statutory rights

Nothing in these conditions will reduce your statutory rights relating to the quality of any

purchase or the way it was described; for further information about your statutory rights

contact your local authority Trading Standards Department or Citizens Advice Bureau. We will communicate in English and English Law will apply unless we have agreed otherwise with you.

Exclusion of Third Party Rights

The plan is for the benefit of the plan holder only and any permitted transferee and no rights or benefits will be given to any other third party under the plan. The provisions of the Contracts (Rights of Third Parties) Act 1999 will not apply.

Transferring Your Plan

You can transfer your plan to a new owner of the property by giving written details of the new owner within 14 days of the sale of the property, provided the monthly instalments under the plan continue uninterrupted. Your plan cannot be transferred to any other property.

Cancelling Your Plan

a)During the minimum period of the plan you are unable to cancel the plan, other than where we are in material and continued breach of the contract.

b)You are required to give 1 months notice of termination which will commence on the first day of the following month and expire on the last day of that month.

c)Failure of your month subscription will result in your cover suspended immediately. However you will be liable for remainder term of the agreement. This may be collected by us or an approved third party.

d)We reserve the right to cancel the plan by giving you 14 days notice in writing to your last known address. A refund of the amount paid for the remaining lull months of protection will be given, if the plan is fully paid in advance.

e)Your minimum period will be a full 3 calendar months and then you cancel the 12 month membership with a £50 administration fee.

want your data to be used by third parties or by us for marketing purposes and you have not
