(You will need this for making sense of some of the instructions below.) If you stand at the kitchen sink and look out of the window, you will be facing northwards.

Where to find things

Clothes (laundry) drying rack– Space to left of fridge.

Cloths, toilet rolls, cleaning equipment– Under kitchen sink.

Electricity consumer unit (main control box) – To the right of the window in bedroom 2. Open the transparent plastic cover/door by pulling on its top edge. Pulldown the large red switch to disconnect all the electrical circuits.

Fire blanket– Below pinewood cupboard on kitchen wall to left of gas cooker.

Fire extinguisher – Mounted on side of pinewood cupboard on kitchen wall to left of gas cooker.

Fireguard for woodburning stove – In the Storeroom.

Water, main shut off valve – Behind removable wooden panel to the left of the toilet in shower room. To shut off water pull yellow lever down to horizontal position.

Please note that the blue/grey Marmoleum (lino) tiles in the main living areacannot withstand severe wetting. Please use minimal amounts of water to clean the floor.

Computer

An Apple MacBook computer can be made available on request. It is loaded with a copy of this document ‘The Woodshed UserGuide’, The Woodshed website, Richard Elderton’s web site, his online manual The Modern Cabinetmaker, the game Angry Birds Rio Ver 1.4.4., Apple Chess.app Ver 2.4.2 and a suite of BigBang board games.The Woodshed does not have an Internet connection or a printer.

Operation

An extension lead is plugged in to a wall socket below the coat rack. The computer is plugged in to the extension socket block. Ensure that the power switches are on.Before switching the computer off, please ensure that no Compact Disk remains mounted inside it.Please refer any problems you may have with the computer to the Owners.

Doors

Front door

Make sure that the front door handle is in the horizontal position before trying to close the door. The door does not need to be slammed shut.

Locking

To lock the door, close it normally then push the handle firmly upwards to a position 45° from the horizontal. This will engage the clamp bolts. Insert the key and turn it anti-clockwise if you are outside the building or clockwise if you are inside the building. This will throw a central bolt (which is visible from outside the building) and lock the door securely.

Unlocking

Insert the key and turn it clockwise if you are outside the building or anti-clockwise if you are inside the building, and lower the handle to open the door.

Using the door stay

The front door may be held in a partially open position by raising the handle to a position 45° from the horizontal (this can be confusing if it happens unintentionally). Lower the handle to release the stay.

South sliding glazed door

Locking/unlocking follows a principlesimilar to that of the front door, but the shoot bolts are operated by raising the handle into the horizontal position. The door may also be fixed in a partially open position by raising the handle in to the horizontal position.The door has an additional security bolt which is operated by the white plastic lever on the central mullion. This lever must be in the horizontal position to allow the door to open. Please do not place the lever in the vertical position afteropening the door (attempting to close the door could then cause damage). Please also note that the sliding door is massive and builds up momentum when sliding if sustained force is applied. It should be moved slowly and under control to avoid damage.

Gas cooker

The gas storage cylinders are at the east end of the Woodshed. The main cut-off valve has yellow coloured ‘wings’. The valve is on when the wings are in line with the gas pipe, i.e. vertical, and off when the wings are in the horizontal position.The cooker has an electric ignition system and clock. The power switch is on the wall to the left of the cooker.Please be careful to turn off all burner control valves on the cooker when you have finished using it, and lower the glass cover (this operates an additional gas cut-off valve). Note that when the glass cover is lifted, the cut-off valve is opened, and if any control valve is still open, un-burnt gas will be released and cause an extremehazard.

Composting kitchen waste

Compostable materials should in the first instance be collected in the lidded grey plastic bin which is kept on the kitchen counter. It is for the following materials only:Cooked or uncooked food waste of any kind, finely shredded paper or small pieces of wood. The bin may be emptied into the slatted woodcompostenclosure which is situated close to the main concrete drive between the tractor shed and Home Farm house.

Keys security

Keys to the front door, the large sliding south door, and the locks on the smaller windows will be handed to Tenants on arrival. The wooden wall cupboard to the left of the gas cooker has four rose-head nails in its side for hanging keys etc. A key for the storeroom at the west end of the Woodshed is kept there.Please ensure that the Woodshed windows are fastened and locked (q.v.) and the front door, the south sliding door and the storeroom are locked when the Woodshed is left vacant.Before leaving the Woodshed vacant, please check that all water taps and the shower head are closed off and switch offthe electric lightsand all other electrical appliancesexcept the water heating system and the sewage treatment plantand check that the gas cooker and the woodburning stove are all in a safe state.

Parking areas

Please park vehicles on the concrete hard standing in between the Woodshed and the tractor shed, but take note of the steep bank to one side. If you need room for more vehicles please use the concreted areas to the west of the Woodshed.

Rubbish & recycling bins

The kitchen cupboard unit to the left of the gas cooker contains two grey plastic bins. One is for recyclable materials, the other for non-recyclable materials. These may be emptied into the 80 litre black dustbins located in the storeroom when full.

The recyclables bin

This is for paper, cardboard, clean metal cans and plastic bottles only. Do not include bottle tops or metal lids of glass jars. Please crush or tear up large empty containers to minimise their volume but note that the East Hampshire recycling machines cannot handle shredded material. Please wash cans, bottles and jars before disposing of them (the rubbish collection company oblige us to do so).

The non-recyclables bin

This is for all other waste e.g.:

  • All plastics except bottles.
  • Bottle and jar tops.
  • Broken glass (which should be wrapped up first to make it safe to handle).
  • Fruit juice and milk cartons and other laminates of paper/plastic/metal.
  • Small metal items, string, etc.
  • Yoghurt pots, margarine and ice cream containers, meat and food trays.

The crate for recyclable glass

This is of black plastic and is emblazoned with the East Hampshire District Council logo: ‘EHDC East Hampshire Partners’. It is for glass bottles and jars only, without their lids. It is kept in the storeroom.

Disposing of waste materials

The contents of the Woodshed rubbish bins are transferred to the Home Farm House wheeled bins which are located in the corner of the yard next to the Workshop.

Please keep the Woodshed generally, and the gas cooker especially, in a clean condition.

Sewage system

The Woodshed sewage waste drains into an electrically powered sewage treatment plant which is situated 14 metres to north-west of the Woodshed. The following is adapted from the WPL DMS2 User Manual.

Getting the best from the diamond treatment plant

DORegularly check to make sure the air blower is operating; you should be able to hear it running.

DO NOT turn off the electricity supply.

The Diamond system uses highly efficient aerobic organisms to treat the organic contaminants in domestic sewage and wastewater. As the system is based on a biological process it is important to ensure that you do not put anything down the sink, toilet or drains that will harm these organisms which bio-degrade the sewage. The way you use cleaning products, and the type you use, can also significantly affect the efficiency of the system.

WPL recommends

Thinking before you put anything down the sink, toilet or drains.

That you use household cleaning products according the manufacturers’ recommended doses.

That you use cleaning products ‘little and often’. This will allow the bacteria to become accustomed to the brands and amounts you use.

That you spread your laundry work periods throughout the week rather than do a large amount in one session.

That you stick to the same washing, dishwasher and other cleaning products. The organisms do their work more efficiently in a familiar chemical environment.

That you use liquids instead of powders in washing machines and dishwashers since they dissolve more easily.

WPL does not recommend

X Putting sanitary towels, tampons, disposable nappies, baby wipes, cotton wool, incontinence pads, cotton buds, rubber products or other non-biodegradable products down the toilet.

X Pouring waste fat, grease or cooking oil down the sink or drains.

X Using bleach or strong chemicals excessively or having a spring cleaning day.

X Having a laundry ‘day’.

X Emptying bottles of medicine or mouth wash down the toilet or sink.

X Constantly changing your brands of cleaners and washing chemicals.

X Using water softening agents.

X Pouring any garden chemicals, paint or car engine oil down the drain or sink.

Letting visitors know

It is important that your family, guests and visitors are made aware that your house is connected to a specialist, biological sewage treatment system. They need to know that they should not put anything down the toilet, sinks or drains which could harm the bacteria or block the system.

The easiest way to tell guests or visitors that you have a specialist biological sewage treatment system is to put up notices in your kitchen and bathroom(s).

WARNING!The toilet, sink and shower are not connectedtomains drainage. They lead to a biologicalsewage& wastewater treatment system.

PLEASE CONSIDER THE ORGANISMSTHAT DO THE WORK OF CLEANING UPTHE WASTE MATTER. THEY ONLY LIKEBIODEGRADABLE MATERIALS.

USE CHEMICAL CLEANERS SPARINGLY.

WARNING!This sink is not connected to mains drainage.It leads to a biological sewage & wastewatertreatment system.

DO NOT PUT THE FOLLOWING DOWNTHE SINK.FAT, OIL OR GREASE OR EXCESSIVE(exercise judgement!)AMOUNTS OF CHEMICALS.

Shower room

The toilet has two flush-water volume options. Press down on the larger part of the flush knob to obtain the larger volume flush. Press down on the small inset part of the flush knob to obtain the smaller volume flush.

The washbasin drain plug has an operating rod concealed behind the water tap column. Press down on the knob on top of the rod to lift the plug and allow the water to drain away.

Solar heating system

The solar water heating system is normally very effective, but when the solar panels are covered in snow, for instance, the system ceases to operate. In such circumstances an electric immersion heater can be switched on. Please inform the Owners if the system failure alarm is sounded.

Swimming pool

There is an open-air swimming poolabout 45m to the north-east of the Woodshed. It can be opened to visitors during summer by prior arrangement. For safety’s sake we ask that Tenants keep away from the swimming pool area when the pool is not in use.

Television

  1. Ensure that the SCART cable (which has LARGE multi-pin plugs each end) has one end plugged in at the back of the TV and the other end plugged into the satellite receiver (the cable may have been connected to the DVD player by a previous user).
  2. Ensure that both the mains power cables for the ‘Samsung’ TV and ‘Goodmans’ satellite receiver are plugged in, switched on, and you have their respective remote controls to hand.
  3. Switch the TV on by pointing the Samsung remote control in the direction of the TV and briefly pressing the red button (the TV screen should light up within about 20 seconds), then press the ‘TV/DTV’ button ready to receive programmes.
  4. Switch the satellite receiver on by pointing the Goodmans remote control in the direction of the satellite receiver (the black box on the lower shelf of the TV stand) and briefly pressing the green button. The small LED lights will respond, and it takes about 15 seconds to initialise.
  5. Press the ‘CH LIST’ button on the Goodmans remote control to display a list of TV channels on the TV screen. Use the ▼and ▲keys to select the desired channel and then press the green ‘OK’ button.
  6. To adjust the TV volume, use the ‘+ VOL –‘ rocker key on the Goodmans remote control, but also check the ‘+’, ‘-‘, and ‘MUTE’ keys on the Samsung remote control.
  7. More detailed information may be found in the instruction books in the box file marked ‘Operating Instructions’ which is stored on the upper shelf of the left hand kitchen cupboard.

Torches

Home Farm is a dark place at night time. We supply one battery operated torch for visitors to use (hung on the side of the pinewood cupboard on the kitchen wall to left of gas cooker). Please ask the Owners if you wish to borrow another torch.
