JOB TITLE:PREMISES MANAGER

REPORTS TO:HEAD OF ESTATE, INFRASTRUCTURE AND WORK

JOB REQUIREMENTS

The Premises Manager will be responsible to the Head of Estates, Infrastructure and Works to ensure the KSSAAT facilities (Hangar 10 and Hangar 2) at Redhill Aerodrome are operational, safe and accessible for use 365/24/7 - particularly the areas of security and access control; Health and Safety,building maintenance and repair.

DUTIES

Security and access control:

  • Responsible for the operation of the facility security management systems.
  • Responsible for managing the KSSAAT reception including mail and distribution.
  • Undertake key holder responsibilities and liaise with the security company, this includes being the out of hours contact with remote access to the security management systems (note the facility operates 365/24/7).
  • Ensure procedures are in place for securing the buildings daily and are adhered to.
  • Ensuring staff/visitors use the allocated parking facilities correctly.
  • Ensuring visitors and guests are hosted.

Health and Safety:

  • Ensure the facilities are safe to occupy and all work within the premises is performed in accordance with health and safety policy.
  • Ensure all accidents and near misses are recorded on RADAR, and carry out investigations putting into effect any additional controls as required.
  • Ensure the Fire Policy is regularly updated and implement evacuation drills.
  • Carry out regular testing and maintenance of the fire alarms and equipment, log all tests and findings and arrange for repairs as necessary.
  • Fulfil the role of premises first aider.
  • Ensure the first aid boxes and equipment are regularly checked, and contents kept in date.
  • Oversee and monitor all contractors’ standard or work and practices in accordance with KSSAAT Policy.
  • Ensuring visitors and guests are briefed on facility hazards.
  • Ensure good housekeeping throughout the facilities.

Building maintenance and repair:

  • Manage reactive maintenance ensuring it is completed correctly and in a timely manner. This includes heat and ventilation, plumbing, electrical, fabric, decorations, fixtures and fittings, utilities, furniture and some airside infrastructure.
  • Coordinate planned maintenance in accordance with the planned maintenance plan.
  • Maintain the asset register and planned maintenance plan for currency.
  • Facilitateminor building alterations as authorised by the Head of Estates, Infrastructure and Works.
  • Manage the cleaning contractors(premises and windows) ensuring the facilities are maintained to the standards detailed in the contract specification. Coordinate special cleans where required e.g. kitchen deep cleans.
  • Manage waste disposal according to KSSAAT Policy.
  • Manage pest control contractors.
  • Coordinate maintenance of reprographics equipment.
  • Undertake handyman work as required – e.g. bulb changing.
  • Coordinate the repair and maintenance of various mobile plant and equipmentdetailed on the asset register e.g. mobile compressed air equipment and helilift.
  • Ensure all maintenance works are carried out in accordance with regulations for the management of asbestos.
  • Carry out and record regular flushing of water systems, and water temperature tests. Retain all records and documents in accordance with regulations for the management of legionellas.
  • Ensure external areas are gritted and clear of snow to ensure safe entry and exit including means of escape.

General:

  • Undertake regular premises inspections with the Head of Estates, Infrastructure and Works, and nominated Operations Senior Managers.
  • Chair/attend meetings as required e.g. the Operational Risk Management Group.
  • Assist in the development and improvement of policy and processes across all areas of responsibility.
  • Liaise with the landlord (Redhill Aerodrome) across all areas of responsibility.
  • Maintain the facility pool vehicle in accordance with KSSAAT Policy.
  • Organise porterage as required.

CONDITIONS OF SERVICE

SALARY:Competitive

HOURS OF WORK:37hours per week

Monday to Thursday 9 am – 5 pm (less 30 minute lunch break)

Friday 9 am – 4.30 pm (less 30 minute lunch break)

Occasional out of hours work to deliver facility management services. Time of in lieu for additional hours worked.

Attendance at KSSAAT fundraising events, which may include weekend work. Time off in lieu for additional hours worked.

ANNUAL LEAVE:25 working days in a full leave year 01st January to 31st December, excluding Bank Holidays

BASE:Redhill Aerodrome, Redhill, Surrey, RH1 5YP
