The Skolkovo Institute of Science and Technology is pleased to announce a job vacancy for the following position: Leasing Specialist.

S Skoltech is unique international institution polarized around science, engineering and technology will eventually be home to 200 faculty, 300 post-doctoral researcher and 1,200 graduate students.

Reporting to the Head of Group of Real Estate Management, this position will serve in a critical role in building comfortable infrastructure of institute. The Leasing specialistwill provide critical support to the project and facilities management team in the execution of the Institute’s capital construction programs for many years to come.

Primary Responsibilities:

  • Shows premises/ presentations to potential tenants;
  • Prepares and sends to the tenants of commercial proposals, letters of intent, lease contracts, additional agreements;
  • Provides internal coordination of commercial proposals, letters of intent, lease contracts, additional agreements;
  • Collects technical and other documentations requested by tenants required for the rental agreement;
  • Organizes inspection process and acceptance of premises. Prepares acts of acceptance and giving of premises;
  • Prepares letters of notification to tenants about the renewal of a lease for a new term/ increase in rental rates and other conditions change. Controls of negotiation new terms of agreement inside and with tenant;
  • Fills the annual budgets of the projects with regard to the revenue side of, as well as provides data on the expenditure side of the budget;
  • Prepares monthly acts for tenants;
  • Prepares monthly reports on the execution of the budget car rental;
  • Other duties not specifically enumerated (of a similar kind and level) as directed by the Head of Group of Real Estate Management or Chief Facilities Officer.

Ideal Experience and Qualities:

Skoltech is seeking a Leasing Specialist for work with tenants who has experience in the development company or a consulting company for the leasing of commercial real estate at least 2 years

The successful candidate will possess the following talent, skills, knowledge and qualifications:

  • University degree, preferably in Law or Economics from a recognized, leading educational institution;
  • Knowledge of the legal requirements for the real estate contracts;
  • Knowledge of the commercial real estate market;
  • Building a process of working with tenants;
  • Ethics of business communication;
  • Basic knowledge of various payment methods;
  • Knowledge of work with electronic document control systems and applications;
  • Building a database of client;
  • Knowledge in the structuring, nomenclature and maintenance of contract documentations, both electronic and paper;
  • Knowledge of process of reviewing financial terms and conditions of the contracts;
  • Basic knowledge of taxation of leasing contract;
  • Detailed understanding of all stages of contract work;
  • Advanced PC skills, experience with modern office and communications software, knowledge of Microsoft Business Solution is welcome;
  • Appropriate knowledge of land/building legislation in the Russian Federation (SNiP, SANPiN, appropriate local legislation and tekhnicheskie reglamentiy, land, urban planning and building codes) for both new project approvals and on-going operations;

  • Ability to work in a start-up environment, under a tremendous amount of uncertainty and stress, being able to feel, appreciate and use the drive of the team is a must;
  • Advanced PC skills, experience with modern office and communications software, design and graphics software (MS Office Suite, knowledge of Microsoft Business Solution is welcome;
  • As English is the working language at Skoltech the successful candidate will be adept in reading, writing and speaking the English language. Fluency in the Russian language is a must.

Remuneration:

The successful candidate will be paid a competitive compensation package commensurate with the important responsibilities of this role in delivering Skoltech Institute’s project plan.
