JOB DESCRIPTION

SITE AGENT

  1. THE PURPOSE OF THE POST

1.1 To keep the school functioning, particularly in respect of security of premises, heating and lighting, lettings and cleaning.

1.2 To undertake a range of handyperson tasks, including simple plumbing, electrical and carpentry tasks.

1.3 To take responsibility for all site issues delegated to you by the Head Teacher including management of all issues relating to maintenance and new builds, including the management of workmen and building professionals on site.

2.1 Thepost holder is responsible to the Head Teacher.

  1. MAIN DUTIES AND RESPONSIBILITIES

3.1 Security of Premises

  • Ensure that the school is open for staff and pupils each school day
  • Ensure that the school is open to persons who have hired the premises for private or the Authority’s use. (No claims to be made, as this is incorporated into salary, (not including weekends).
  • Ensure that all doors and windows are secured and all lights and heaters are switched off after use.
  • Take reasonable steps to deter trespass on school premises and unauthorized parking of vehicles.
  • Carry out any necessary duties incurred with burglar alarm systems where fitted.
  • Check daily that fire extinguishers are in place and on a termly basis that hose reels work.
  • Undertake the responsibility of keyholder and where possible nominate a deputy to cover for periods of absence.

3.2 Heating and Lighting/Energy Conservation

  • Act as “Site Energy Officer”/contact person between the site and the Energy Management Group.
  • Ensure that the school is up to the required temperature by 9am each school day
  • Manually shut down heating and switch off fan-heaters etc. at any time not required eg early and late heating season.
  • Check for correct setting of room thermostats, thermostatic radiator valves and fan convector thermostats.
  • Economise on all fuel use during the school day, during cleaning hours and outside lettings and suggest improvements to reduce fuel consumption.
  • Ensure that adequate stocks of fuel are always to hand.
  • Keep boilers clean as per instructions and keep boiler house clean and tidy and undertake regular checks of the time and temperature controls. Ensuring oil band is free of debris.
  • Ensure that no flammable materials are stored in the boiler house.
  • Replace light bulbs and tubes as required, applying appropriate health and safety regulations.
  • Take monthly reading of fuel meters, including water, and report promptly any fault giving rise to excessive consumption. Keep records of all out of hours use and fuel consumption
  • Ensure services are closed down during holiday periods.
  • Report any electrical concerns to the Head Teacher.

3.3 Cleaning of Premises

  • Ensure that the whole school is cleaned using approved and appropriate materials, carrying out cleaning work in designated areas, where applicable.
  • Keep a check on cleaning materials for economy reasons and order fresh supplies in time to avoid shortages.
  • Undertake the inspection of toilets, urinals, showers etc and replenish soap and toilet paper as required.
  • Ensure that the playground, tennis courts, paths and all hard areas are kept clean and tidy of leaves, litter etc and all drains and gullies are kept clear and free flowing.
  • Ensure that the environment is clear of hazardous materials/equipment

3.4 Gardening

  • Undertake designated gardening duties such as pruning and clearance to ensure unrestricted access to site, weeding and tidying immediate perimeters around the school, planting and maintenance of baskets in the EYFS and Pre-school gardens and borders at the front of school.
  • Ensure the outside seating areas are maintained.

3.5 Other Duties

  • Supervise cleaning on a daily basis and organise the cleaning work in the whole school or monitor the cleaning contract where appropriate.
  • Order, take delivery and store materials making arrangements for storing them and undertake general porterage duties.
  • Ensure that all caretaking equipment is clean and in good working order and that caretakers/cleaners storage lockers and cupboards are clean and tidy.
  • Clear the site of rubbish, ensuring access is maintained and safe. Take rubbish to local refuse and recycling site.
  • Ensure that each Wednesday morning in term time and Wednesday in holiday time the padlock and chain is undone and padlock removed for the emptying of dustbins.
  • Ensure the playground is kept clean and tidy and ensure all drains and gullies are kept clear and free flowing. Salt the playground in icy weather.
  • Carry out daily supervisory inspections duties as appropriate, maintaining a good working atmosphere.
  • Plan the work allocation of self and cleaners
  • Carry out the reasonable instructions of the Head Teacher
  • Contact the Head Teacher for advice if the work of any cleaning staff or contractor is not up to standard
  • Make out timesheets for any overtime and lettings fees (lettings fees now included in salary).
  • Provide access to the school in the event of snow or minor flooding
  • Place milk crates at point of disposal and empty milk crates at the point of collection, where applicable.
  • Draw attention of headteacher to any repairs and maintenance work required.
  • Carry out handyperson duties in respect of minor or temporary repairs from the list of tasks agreed by the County Council (copy attached).
  • Order and check delegated maintenance construction work, as agreed with the head Teacher.
  • Take responsibility for workmen completing maintenance and building works on site.
  • Take responsibility for liaising with the Local Authority and Head Teacher about matters concerning maintenance and new builds ensuring Health and Safety procedures are followed.
  • Gather quotes for completion of maintenance and building works as directed by the Head Teacher following principles of procurement and best value.
  • Carry out weekend security checks if required by the Head Teacher.
  • Be aware of and adhere to all County Council procedures on health and safety, including asbestos procedures. Fulfill the health and safety monitoring procedures that form part of the school’s health and safety policy and where required to be a member of the school’s premises committee.
  • Be aware and monitor parking issues at the beginning and end of the school day, both in the staff car park and parental parking at the front of school. Report issues to the Head teacher.
  • Attend all essential health and safety training courses, including training in asbestos procedures, as determined by the management of the school and or the County Council..
  • Attend Premises Committee meetings as required by the Governing Body.
  • To purchase resources and shop for issues relating to the school premises. ½ allowed weekly.
  • Attend to duties as set down in the Health and Safety policy.
  • To take part in the annual school review cycle.
  • To maintain confidentiality at all times in respect of school-related matters and to prevent disclosure of confidential and sensitive information.
  • Undertake any other duties of a similar level and responsibility as may be required from time to time
