Dear Mr. Reiner:

Your application for plan review dated October 3, 2015, has been considered by the Design Review Board (DRB). Please note the following:

1.  Site: Your site is relatively free of challenging elevation changes and the home appears to be desirably situated on the lot.

2.  Tree Removal: While there are trees that must be removed from within the home’s footprint, it does not appear that there other trees on the site meriting any concern with respect to their possible removal.

3.  Fireplace Chimney: While your plans show a fireplace chimney to be constructed, it has been noted that you do not intend to build the chimney, opting for a wall-vented, gas fireplace instead. If you change your mind and wish to build a fireplace chimney, you will need to apply for a review/approval by the Design Review Board.

4.  AC Compressor: The plans show the location and landscape screening of the outdoor AC condensing unit(s). Please note that the shrubbery utilized for this screening must be mature enough to effectively screen the units immediately.

5.  Retaining wall: The retaining wall shown on original drawings has been deleted from the project and will not be built without further consideration and approval by the Design Review Board.

6.  Home Plans: The DRB has approved the following plans:

7.  Home Finishes: The DRB approved the following finish selections:

·  Stone at basement walls: Stonecraft Industries; color is Tennessee Ledgestone (grey)

·  Siding: Hardy Board to be painted Sherwin-Williams"Dustblu" SW 9161 (Light grey) Satin Finish

·  Trim: Sherwin-Williams White, SatinFinishA-100

·  Garage Door:Pella, Sutherland; white with 2 arch window units on top panel

·  Windows: Palladin Manufacturer, Comfort View Low E; vinyl insulated; white

·  Front Entry Door: ReliaBilt, Model: Vintage Craftsman with 2 sidelights; white

·  Shutters: Standard, color Black

·  Roof: GAF Timberline Weatherwood 30 year Architectural; Weatherwood/Gray

·  Pavement: Trowled andBroom finished Concrete (no pea gravel or stain)

8.  Front Porch Lattice: The lattice under the front porch shall be painted the light grey color matching the siding color. This lattice must be appropriately screened as noted in the landscape plan with plantings sufficiently mature and large to comprise an immediate pleasing visual buffer.

9.  Front Porch Support Columns: The foundation columns supporting the front porch shall be clad with the Tennessee Ledgestone (grey) to match the stone-clad foundation walls. The foundation walls immediately under the porch and behind the lattice do not need to be clad.

10.  Front Porch Steps: The front steps must be constructed with closed risers and with an overall width commensurate with the anticipated length of run; i.e., avoid a long, narrow stair up to the front porch. Other solutions to ease the length of run might be considered.

11.  Note that prior to commencing construction, your builder is required to submit a valid certificate of insurance evidencing that the builder has appropriate commercial general liability and general contractors insurance in effect. The certificate should show Docks at Caney Creek Property Owners Association, Inc. as a “party of interest”.

Based on these findings and with any stipulations set forth above, the DRB has approved your application and you may proceed with your construction program.
