RE: WeaverMountain R.V. Resort—Letter of Intent
Dear Mr. Citizen:
Weaver Mountain Estates is pleased to have this opportunity to offer discussion concerning the proposed Weaver Mountain RV. Resort. In October of 2000, YavapaiCounty awarded a Planned Area Development zoning classification to this property. The current zoning allows for 66 mobile homes, 96 apartments and 67 condominiums. After discussions with several of our neighbors it is our collective opinion that a change in the PAD zoning to allow for a resort environment would be advantageous. A brief explanation of our intent and development particulars is given below.
Concept:
The underlying theme of Weaver Mountain RV Resort is to become a luxury recreational vehicle resort with a premium of amenities. It will be housed on 35.91 acres with 3.5 acres of open space. Our capacity at build out will be 411 regular spaces with 10pull thru spaces. Our private asphalt streets will have 26’ of paved width with 2’ concrete ribbon curbs. We will access the Resort off of Ghost Town Road through a highly landscaped divided 20’ access directly across from our current entry to Weaver Mountain Estates. In the design we are anticipating providing turn-lanes fromGhost Town Road to provide an adequate vehicle loading zone and entry into the park. The entry will be gated and secured and leadingeast to our Club House area. Temporary parking for coachs will be provided along the Entry Spine leading to and in front of the Club House during registration. We have provided for temporary overnite accommodations in the 9 pull through lots adjacent to the Office. These spaces are used for late arrivals until registered and parked on regular lots the following business day.
The Resort will operate year-around, seven days per week. This is a rental park with full timeon site residential managers. A staff of landscapers, handyman and janitorial personnel will complement the administrative staff. Extensive landscaping and amenities will be present on site The Resort Center plays a dominant role in the activities and overall success and satisfaction of our Resort. The park is age restricted and services and programs are created and provided to accommodate the guests internally. Theyrange from an in-house Post Office / Office complex to a ballroom, kitchen / coffee shop, card rooms, billiard rooms, large swimming and exercise pools, saunas, laundries and a complete fitness center. The ballroom will be of adequate size to accommodate group activities such as dancing, aerobics and other such special interest activities. Outside activities include horseshoes, bianchi ball, driving range, hiking, barbecue and cycling. A designated pet area is part of the plan. No specific equestrian accommodations are planned in the facility. The Club House and associated area is currently under architectural design with a design focus on capturing the beautiful view of the Mountains to the North.
