Newsletter for all Residents, Owners and Tenants

AGM

The AGM will be held on Wednesday21stJune, at 8.00pm in the Bramber Room at the Millennium Hall, Roffey.

The official notification will be sent out to all Shareholders together with the Accounts before the meeting and we encourage you to join us if you can.

As is normal, any questions to be raised should be sent to Jackie beforehand, so that full answers will be available on the night.

Refuse and Recycling

Please can we remind you to close the bin cupboard doors, remove bottle lids and squash cardboard boxes and plastic bottles to maximise space in the bins. Please make sure all items are placed in the bins and not left on the floor as items will not be collected unless they are inside the bins. Also,any items that cannot be collected by the refuse or recycling vans such as furniture or household appliances should not be left in the bin cupboards or surrounding area but disposed of at the Amenity Tip, Hop Oast, Worthing Road, HorshamRH13 7AR. It is the responsibility of residents to dispose of such items and not the Management Company.

Gardening

We would like to express our thanks to our hardworking gardeners who help to make our Estate an attractive place to live. They have asked if we can remind residents that children should not throw stones onto the grass areas as this has caused damage to their equipment in the past.

Contact Details

Please can you ensure that if you change your contact details you inform Jackie of any changes. With out of date details it is hard to contact residents or owners when necessary especially owners who do not live on the estate. For properties that are rented out please ensure Jackie has details for the letting agent and tenant.

Communal Areas

Please can we remind you that according to the lease washing must not be hung outside or placed on airers in the communal areas or on paths. Also, personal items must not be left in communal areas, this includes bicycles.

Planned Maintenance

In the coming months we will be carrying out some drainmaintenance and soffit/fascia repairs along with other minor jobs around the Estate. If anyone knows of any pressing issues concerning maintenance then please make Jackie aware of these.Please be aware that according to the lease you should contact Jackie for consent if you are planning any major alterations to your property.

The preferred way to contact Jackie to let her know if you have any problems is by email at or put a note through her letterbox at 11 Hanover Court. She can be contacted on her mobile 07776357790 but this is for emergency use only.

Maintenance Charge

Having reviewed the accounts for the last year, and due to the increased costs especially for insurance, the Directors have made the difficult decision to increase the maintenance charge from September 2017 by 10%. This is the first increase in four years. Further information concerning this will be sent to all shareholders and discussed at the AGM.

Buildings Insurance

We thought it would be helpful to give all residents some information in case it is necessary to make an insurance claim.

Our buildings insurance covers all risks including accidental damage, such as damage caused to the flat below by water leaking from the upstairs flat. In cases like this, damage to the upstairs flat would not be covered so residents should have their own separate contents insurance so they can claim for any damage caused to their own flat.

In the first instance please contact Jackie who will advise what you need to do. If you cannot get hold of Jackie, contact our insurance brokers R. T. Williams Ltd on 01273 328181 quoting policy number CW FLT 334008 who will advise you what to do. These details can also be found on our website.

We would like to draw your attention to the wording of our buildings insurance policy. It states that if a property is empty for more than 30 days, without being checked, most claims will not be paid. Further details can be found by clicking on ‘Documents’ then ‘Flats Policy Wording’ on our website We would encourage you to view this website as other useful information can be found there.

Parking

Please remember to park considerately and watch your speed especially as you enter the Estate . Vehicles should not be parked on the yellow lines at the entrance of York Close as this makes it difficult for other vehicles to manoeuvre past each other when entering or leaving the Close.

Door Code

The door in Windsor Court that leads into Comptons Lane had a lock installed to discourage those from outside of the Estate using this area as a cut through. Please can we encourage you to shut this door when you use it. The door code for access is C34679.
