Community Reference Document

The following information is intended as a reference document for homeowners.

You will find valuable information about our small community, including numerous issues related to the exterior maintenance of homeowner properties. The document will be reviewed annually for accuracy and relevance and distributed to homeowners.

Garage and Porch Light Fixtures

Garage and Front Porch Light / Back Porch Light

The front garage and porch light standard is the Progress Lighting Cranbrook gilded Iron model, in black. The model number is P5659-71. Replacement of the lights on the front of our homes (garage / porch) is mandatory. Replacement of the back porch light is not mandatory. However, if the homeowner choses to replace the light with a model similar to the front lights, the model number is P5658-71 and is called the Progress Lighting Cranbrook Gilded Iron, Black. Both lights are currently available at Home Depot.

Garage Doors

Garage Doors are no longer available in the model originally installed on Barristers Keepe houses. Replacement doors are available in the same style that is in the community now but they may not have the locking hardware. When you replace your garage doors, they must be replaced with doors that have the same architectural look as the builder-installed doors that are in the community now: 4 panels x 4 panels and a color that is as close to the original color (Amber White) as possible. If you replace one garage door, you must replace both doors and they must be the same.

Paint Color for Exterior Trim, Garage Doors, Shutters

You are required to repaint the exterior of your home the same color as originally painted by the builder: McCormick Amber White, Exterior Semi-Gloss (or an exact color match from another paint company of comparable quality).

Paint Color for Front Door

You are required to repaint your front door the same color as originally painted by the builder. The approved colors are: Hearthstone, Carolina Slate, Farmhouse Red, Georgetown Green, and Cape Blue (McCormick paints, exterior color collection or an exact color match from another paint company of comparable quality).

Deck Stains

You are required to stain or seal your deck with a wood-tone color (not a red color, not an orange color). Acceptable colors endorsed by the Community include: Antique Brass, Cappuccino, Cedar, Golden Beige, Redwood, Royal Hayden, Terra Cotta, and Woodbridge. These colors come from the Behr collection. Other stain companies sell the equivalent colors. If you wish to stain your deck using a color other than that listed above, consult the Covenants Committee.

Note: you are also permitted to use a clear stain to preserve the natural color of your wood.

Gate Control Box

Contact Frank McGann at 3495 if you need to modify or add your name to the outside control panel for operating the gates.

Exterior Modifications

Significant modifications to the exterior of your home or your property (the landscaping and grounds) require the filing of a Barrister’s Keepe Architectural Change Application and must be submitted to the Covenants Committee for review and approval. Coordination with immediate neighbors is essential.

Consult the Design Standards for specific guidance on when you are required to file a Change Application.

General Rule of Thumb – Consult the Covenants Committee Before Altering Anything on the Exterior of Your Home or Modifying the Landscaping on your Property. Notify your Neighbors.

Tree Removal Policy

In March 2006, the HOA Board approved a policy for the removal of a tree on a homeowner’s property. Any homeowner who seeks to remove a tree must file a Barrister’s Keepe Architectural Change Application and then file a Tree Removal Permit with the City of Fairfax. Please consult with the established policy and the Covenants Committee before removing any tree from one’s property.

Aluminum and Vinyl Siding

The aluminum siding on our homes is no longer manufactured. Consequently, the Covenants Committee recommends replacing with vinyl. You are required to use a vinyl color that matches the current aluminum siding. Several homeowners have used these two companies:

Kick Plates and Door Knockers

When replacing kick plates, door knobs, and door knockers on your front and back doors, you are required to match hardware as close as possible. Homeowners have had success matching such hardware at Home Depot.

Gate Code

The code for opening the front gate is changed every January. Protect this code. It should not be provided to realtors, food delivery companies, etc. Contact a HOA Board member if you need to learn the code.

Snow Removal

Homeowners are responsible for plowing their sidewalks and driveways. The Association hires a contractor to plow our front entrance, our one-way street, and our three visitor lots.

Management Agent

AAA Property Management Co. is responsible for handling the financial aspects of our Association.

AAA Property Management Co. sends out quarterly reminders for HOA dues.

Selling Your Barrister’s Keepe Home

Contact AAA Property Management Company and copy the Covenants Committee when you decide to sell your home. AAA can provide appropriate documentation, including homeowner by-laws that will be important for the transaction. Your realtor should not publicize the gate code.

Visitor Parking Policy

The Barrister’s Keepe Community has three visitor lots, and the use of these lots is limited to actual visitors. Homeowners are encouraged to park permanent vehicles in a garage, driveway, or an off-site location. Vehicles to be parked in visitor parking spaces for more than two weeks must obtain a serialized permit, available upon application to the Covenants Committee. Contact the Covenants Committee for a Visitor Parking Permit Application.

Annual Directory

Twice a year, the Communications Committee publishes the Barrister’s Keepe Homeowner’s Directory, listing names of residents, phone numbers, and email addresses. This Directory is usually published in January and updated in July of each year. Residents are asked to inform the Communications Committee when they have changes in your phone number or email address. Communicating by email is critical to keeping residents informed about community issues.

HOA Annual Meeting

The Association hosts an annual HOA meeting in September with the main purpose of electing candidates for the HOA Board. Residents are notified of the annual meeting and encouraged to attend. The Board conducts three other meetings during the course of the year to meet with residents and conduct community business (November, March, June). The Board approves the yearly budget for the Association at the November HOA meeting.
