NOTICE TO ALL CONTRACTORS, BUILDERS AND HOMEOWNERS:
Please pay particular attention to the following list of inspections. Requirements will be strictly adhered to.
Pursuant to Section R109 of the State of Connecticut Building Code, the following inspections are required by the Manchester Building Department.
1. Site inspections – may be required before permit is issued.
2. Footing inspection - forms are in place and before concrete is placed.
3. Foundation inspection - forms are in place and before concrete is placed.
4. After foundation is erected, waterproofed and footing drains installed:
**Two “As Built” foundation location plans must be filed with the Building Department.**
5. Concrete slab and under-floor inspection – after reinforcing, service equipment, conduit, piping and
other ancillary equipment is installed and before concrete is placed.
6. Fireplace - when the top of the smoke chamber is reached.
7. Roof inspections access must be provided during the application of shingles.
A. Residential Roofing Inspections
I. Roof Start (including new construction) – water/ice, felt and nailing pattern
II. Roof Final (from grade)
B. Commercial Roofing Inspections
I. Roof Start insulation fastening (provide access)
II. Roof Final Inspection (provide access)
8. Rough Inspections:
A. Framing - before any interior wall covering is applied
B. Insulation - before drywall installation
C. Plumbing - before any piping is concealed
D. Heating - before any pipes and/or ducts are concealed
E. Electrical - before any wiring is concealed
F. Fire resistance penetration – before concealed
G. Lath and gypsum board – before plastering or joint taping and finishing
9. Other inspections which may be requested by the builder\contractor and or required by the building official or his designee
10. Final inspections - when all construction details and utility installations are complete and house numbers as designated by the Engineering Department are installed.
11. **The permit holder or his agent shall notify the building department when the work is ready for
inspections, giving not less than seventy-two (72) hours notice.**
12. **Inspect for issuance of Certificates of Occupancy requires “10-day” prior notification to the
Building Department. **
NOTE: For commercial projects only the certified “Affidavit of Actual Project” is required to be submitted
and any additions feed paid prior to the issuance of the Certificate of Occupancy or Use.
