Approval of Minutes from Prior Meeting Dave motion to approve the March Minutes, Eric, 2nd it.

Treasurer’s Report

Eric went through the balance sheet 2017 assets

Harris Checking: 116, 649.95,

Accounts payable- dues 1,130.00.

Account receivable interest and fines: 29,225.00

Total: 147,004.95

Four outstanding residents still have overdue dues.

Mr. Lee: Came to Eric’s office. Sent pictures and had a list of fines. He is 5,700.00 amount due. He came to last meeting. He had documentation of the problems being fixed. They tried to contact ACM but couldn’t get a hold of them to let them know that the issues have been corrected.

Discussion turned to need for management company. They continue to issue fines, but money isn’t collected. Mike concerned that management company wants to hold the money in an account. Concerns are that there are some residents that have situations, ie, an 80 year old woman getting fined. Some issues are not a major concern. They are difficult to contact.

Could the board take turns driving around a week or so before the meeting and make a list of concerns or infractions that need addressing?

Can we extend the grace period for people to “fix” the infraction before a fine is issued?

As a board, can we take over all the jobs that ACM does? Could we form a sub-committee? We could call it a landscape committee and Mike would follow up with the letters. Board members would need to send Mike a picture to show the issues.

Mike will send a note with all the streets to the board members, and we will each divide them up to monitor.

Dennis revisited each of the 4 residents who have infractions/fines on their property.

Kyuwon Lee: He has 5,700.00 in fines.

There were 7 actual violations:

  • Exposed drainage pipe,
  • Exposed landscape fabric in the landscape beds,
  • stumps from removed trees need to be removed or ground to the ground,
  • patio bricks in disrepair,
  • debris in gutters,
  • dead tree on property,
  • fencing on property.

The residents came in and we agreed they had fixed the infractions. We did not change the fines. Dave G. suggested we reduce the fine based on the infractions that have been corrected.

The board agreed that the following infractions are the ones that should be fined: dead tree, stump to be removed and fence in yard.

Mr. & Mrs. Jae Sul10 Revere. 675.00 in fines. The board is not aware of what the fines are for.

Mr. & Mrs. Patel 3,820.00 in fines.

Mr. Louis Spentzos 30,355.00. we agreed he would pay 11,400.00 in fines plus 345.00 for dues. Mike left him a message. Mike will call him again.

Dave G will contact Dave V. to see if he has any information on Sul, Lee and Patel.

Bills/reimbursement:No outstanding bills to be paid.

Flowers: John: Between now and May 31st all planting will be completed.

Lake: Mike has been in contact with Kevin Dahm from the lake, he apologized that last year, it got out of control and they dropped the ball. He will make sure to be on top of it Contact Kevin from lake to see if he does cleanup at the end by Revere.

Trees: Several trees for village were to be planted. 300 trees being held at Willow Creek. The tree planter has disappeared. So now they will have a new tree planter. They will go around and see what trees didn’t survive from the winter and will continue put trees in the parkways. Trees down Mundhank with an “X” on will be removed and a new one will be put in to replace.

New Development 72 & 59: There will be 1100-1300 homes, townhouses and apartments. On the south east side of 72 and 59 there is talk of office buildings and hotels.

Arboreetum:

Rascal flats restaurant and band venue. Will be located on the side of Pinstripes.

Another restaurant Social club, this will be built in the same area as Rascal flats.

Both will come before panning and zoning within the next month.

Wine nights:

June 23rd, July 21st, August 11, Sept. 15.

Different theme nights.

Kristin Soukup: Wanted to clarify the new president and how to get a hold of him since some residents have been showing up at Dave Valentino’s old house.

Kristin has been trying to update the directory.

Kristin will get a quote for the printing and give it to the board prior to printing.

Fishing:John: Black ford pick up truck coming to fish frequently. Has contacted the police several time. The guy leaves before the police come. He has been told several times to fish. Police say if he comes back he will be arrested since he has been warned several times.

Cameras: Dave gave the key to the police. They will be checking it ad resetting it. They will contact Mike to see about changing the angel of the camera.

Policing the lake? Can we make them come to the lake more often around the lake? Dave G. will contact the police to make more of an appearance at the lake.
