  1. Bookings run from Saturday to Saturday unless otherwise agreed.
  1. Properties are available from 4pm onwards on the first day of the holiday and must be vacated by 10am on the day of departure.
  1. A non-refundable deposit of 20% of the total price of the holiday is required with the booking form. We will confirm your booking to you in writing.
  1. The balance of the rental, together with a £200 security deposit, is payable not less than eight weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking.
  1. In the event of cancellation less than eight weeks prior to the holiday, the full amount is due. We strongly recommend that Clients take full travel, cancellation and personal insurance.
  1. The security deposit is required in case of, for example, damage to the property or its contents. However the sum reserved by this clause shall not limit the Client’s liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance within two weeks after the end of the rental period.
  1. All duvets and pillows are provided. Clients are requested to bring sheets, pillowcases and towels as required, unless hiring.
  1. The Client is required to leave the Property as they found it on arrival (ie FULLY CLEANED). Failure to do so means that we reserve the right to deduct a cleaning charge based on an hourly rate of £7.00 per hour per cleaner from the security deposit.
  1. The Client is responsible for disposal of all rubbish.
  1. The accommodation, services and facilities of the Property let are solely for the use of those named on the booking form, or as otherwise agreed with the Owners in writing. The maximum sleeping capacity must not be exceeded under any circumstances. If the party using the Property is found to exceed the maximum capacity, the right is reserved to ask members of the party to vacate the Property. Pitching of tents and parking of caravans is not allowed.
  1. Use of all facilities (including the swimming pool) are made at your own risk, and we will not accept any liability. Travel insurance will normally cover any holiday accidents.
  1. The Client shall report to the owner with delay any defects in the Property or breakdown in the equipment, plant, machinery or appliances in the Property, garden or swimming pool, and arrangements for repair and/or replacement will be made as soon as possible.
  1. The Owner shall not be liable to the Client:-

-for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any equipment, plant or machinery or appliance in the Property, garden or swimming pool

-for any loss, damage or injury which is the result of adverse weather conditions, war, riot, strikes or other matters beyond the control of the Owner

-for any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the Owner shall, within seven days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period.

-

Under no circumstances shall the Owner’s liability to the Client exceed the amount paid to the Owner for the rental period.
