Happy New Year from your MEMC Board. If you are a new homeowner, welcome to the neighborhood! If you are a long-time resident, Happy New Year!

Enclosed you will find the invoice for the 2017 maintenance year for the common property and cul du sacs. The annual assessment stayed the same at $75 for the year. This will cover maintenance and insurance for the 14 acres of common park property which includes the circles on all the courts. We are in the 2nd year of a 3 year contract with PHB Landscaping.

Some goals from last year…

1)Better communication to all homeowners. One way to do this is through the website. I will be updating it regularly so please check in once in a while. Use the “contact us” button for comments/suggestions/ideas/issues.This has been done and is updated regularly.

2)Get past due accounts under control. We have brought 25 accounts up to date with 9 outstanding.

3)Better communication with realtors. Many times new homeowners are not aware of the maintenance responsibility that comes with a home in our subdivision.I have contacted realtors when a home is for sale to make sure new owners are aware of the MEMC.

4)More participation at the annual meeting in fall. Since the conception of the subdivision, all homeowners are automatically members of MEMC and have the responsibility to maintain the common property. It is part of the deed to your property.

What we are working on this year….

1)Correcting the damage to the park by a wood delivery truck on Carpenter ct. We have reported the issue to the delivery company and will get it repaired this spring. Remember that no vehicles are permitted on the common property without prior permission from the MEMC board.

2)Spraying and monitoring the creeping Charlie weed issue that was brought up at the annual meeting.

3)Continue to work on past due accounts.

4)New Mulch will be added this spring to the swing set areas.

5)Considering adding a sign at the subdivision entrance in front of the shrubs.

6)Boards are cut/stained and ready for the bench repair this spring.

IMPORTANT NOTICE CONCERNING PAST DUE ACCOUNTS

The MEMC board continues to focus on collection of past due accounts and will be entering into the 2nd year of a 2 year agreement with a collection agency. We realize since we only bill once per year that it can be forgotten about or other factors in people’s lives cause this to become overdue. Please send your balance due to the PO Box or contact to have your invoice emailed to you with a link to pay via credit/debit card. Contact us to make payment arrangementsif you have special circumstances, requests will be considered on a case-by-case basis. Any outstanding balances will go to collections after May 1, 2017, and will be charged additional fees to cover the costs of the agency. The bylaws call for interest to be charged for past due balances, that is why you may see interest or late fees on your invoice.
