General Overview

Primary Responsibilities

Project Manager (PM) is responsible for company networking, sales, project estimating, planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with TSLLC quality standards. The construction project manager responsibilities span a broad spectrum, covering all the areas of project management, including but not limited to: Sales & Marketing, Project Estimating, Project Planning, Project Cost Management, Time Management, Quality Management, Contract Administration and Safety Management and other duties as assigned.

TASKS AND RESPONSIBILITIES

·  Company Marketing & Networking

·  Oversee all aspects of the project from start to finish. From initial client meetings through project close-out and final payment.

·  Performance of the primary role of the PM including but not limited to, project estimating, project sales, project budgeting, change orders, project planning, project scheduling, project risk management and identification of resources needed.

·  Creating well written, detailed and accurate risk mitigated scopes of work/estimates that consistently meet or exceed minimum margin requirements.

·  Create the project team, develop the objectives/goals of each and assign individual responsibilities.

·  Project accounting functions including providing and managing the budget, approving expenses within the project budget while minimizing overall risk exposure of the project

·  Communicate effectively with the client at all times.

·  Communicate effectively with all subcontractors, vendors and field staff responsible for completing the project at all times.

·  Ensure that construction activities move according to predetermined schedule.

·  Coordinate the efforts of all parties involved in the project, which include the client, architects, consultants, sub-contractors, vendors and company personnel.

·  Monitor the progress of the construction activities on a regular basis, including periodic inspection of the project site and hold regular status meetings or communications with all parties involved.

·  Maintain strict adherence to the contract documents, budgetary guidelines, quality and safety standards.

·  Responsibility to ensure all project documents are accurate and complete. Provided in a timely manner or as required.

·  Identify the elements of project design and construction likely to give rise to disputes and claims.

Client Relations

·  Effective communications with client and project team members.

·  Fulfillment of commitments made to the client and project team members.

·  Active management of client expectations and fulfillment of client “Mission”.

Risk Management

·  Assessment and ongoing management of project risks throughout all phases of the construction process.

·  Provide timely communications of project risks with General Manager and Project Lead Carpenter (LC) / Project personnel.

·  Ensure that all ongoing work is within the scope of the signed contract documents and that no additional work is initiated unless the appropriate approved and signed change order documentation is received.

Subcontractor / Vendor Management

·  Financial management for project subcontractors and vendors, issuing change authorizations as required and managing compliance.

·  Quality Control for all subs and vendors.

·  Coordinate field scheduling for all subs and vendors, resolving schedule issues.

·  Review as requested, monthly A/P for all subs and vendors based on actual work completed / materials on-site.

·  Input on which subs are hired and evaluation at end of job of their performance, identify new potential subs/vendors.

·  Enforcement of subcontract rules of conduct, agreements and terms.

·  Field management of company personnel, project subs and vendors – Communicating any conflicts or issues with the appropriate TSLLC Staff, assisting in resolving all conflicts and issues.

Change Orders / Change Authorizations

·  Provide accurate and detailed scope of work and cost information for change orders, any work that is outside the scope of the existing signed contract documents.

·  Present Change Orders to clients, promptly answer questions/concerns regarding Change Orders.

·  Ensuring that a client approved and signed Change Order is received prior to initiation of any Change Order Work.

·  Present Change Authorizations to subs and vendors in the field for signatures prior to initiating Work covered by the Change Authorization.

·  Proper and timely identification of Change Order opportunities.

Contract Documents

·  PM must have full knowledge and understanding of the contract documents associated with the projects they are managing, including but not limited to, project scope of work, proposal, change orders, conditions and qualifications, schedule of values, addenda, plans, drawings, specifications, cabinet layouts, etc.

Cost Control / Job Costing

·  PM is responsible for cost containment of all aspects of the project(s) assigned and under their management.

·  Provide accurate information on expected costs during the course of the work for projects under their management, as well as developing and investigating alternate cost saving methods and materials.

·  Provide / Approve weekly labor records to Finance for processing.

·  Cost code and Approve field invoices within time limits specified and submit to Finance for payment approval.

·  Ensure subcontractor and vendor invoice compliance to approved/issued Work Authorization.

·  Audit job cost reports for correct postings.

·  Participate in monthly “cost to complete” reviews.

Regulatory

·  Responsible for the procurement, coordination, satisfying of all regulatory and inspection requirements.

Scheduling

·  Developing and maintaining the construction schedules.

·  Provide timely construction schedule updates to clients, company personnel, subs and vendors as field or project conditions change.

Human Resources and Personnel

·  Supervision and on-going training and coaching of field personnel assigned to project.

·  Communications liaison between Client, field and office.

Departmental Responsibilities

·  Participate in the development, implementation and ongoing assessment of company systems and processes.

·  Participate in the development, implementation and ongoing assessment of Departmental Goals and Objectives.

Quality Control

·  Primary responsibility for the development, monitoring and enforcement of Trailboss Solutions quality control standards. These standards shall be enforced consistently with Trailboss Solutions’ own staff and the staff of our subcontractors and vendors.

Ongoing Education

·  The PM is responsible for keeping abreast of trends in the construction industry and in construction management practices through the study of literature, attending seminars, and involvement with trade and professional organizations. These efforts will be supported by Trailboss Solutions in accordance with the funds and time available.

Pre-Construction

·  Provide input on labor, equipment and material requirements for new projects.

·  Assist in review of plans and specs for errors and omissions

·  Assist in value engineering

Warranty

·  Prompt site evaluation of warranty claims.

·  Define corrective work and submit for client approval.

·  Provide warranty supervision and insure proper completion of the work.

Communications

·  A high level of communication and organizational skill is required for this position. The ability to communicate clearly, accurately and effectively verbally, in written form and / or via computer means is an absolutely essential skill.

·  Effective conflict management / resolution skills are essential.

·  Highly proficient with MS-Windows, MS-Word, Excel, MS-Project and MS-Outlook are required to insure smooth communications with the office and with clients.

Supervisory Responsibilities

·  The PM will be responsible for direct supervision of all Trailboss Solutions construction staff on each of his/her projects as well as sub-contractors and vendors on-site.

Qualifications

·  College degree Business Management or Construction Management preferred, not required.

·  Minimum 5 years of project management/estimating experience in residential / light commercial construction projects with a minimum of 3 years of residential remodel or insurance restoration experience.

·  Thorough knowledge of all aspects of residential construction, building materials and code compliance is required.

·  Thorough knowledge of construction legal issues and safety standards is required.

·  Excellent communication skills, client management skills and conflict management/resolution skills – required.

·  Good understanding of Xactimate / XactRemodel Estimating software.

·  Must be able to read, interpret and understand construction plans, drawings and specifications.

·  Ability to interrelate and communicate effectively with personnel at all levels of development activity.

·  Must possess a valid State of AK Driver’s License with a good driving record, submit and pass drug & background screenings.

·  Must possess good computer skills with proficient working knowledge of MS-Windows MS-Word, Excel, MS-Project and MS-Outlook.

·  Ability to plan and organize a team effort.

·  Capacity to motivate, lead and boost morale of the teams.

·  Effective time management and logical decision-making ability.

·  Capacity to handle and operate professionally under high levels of stress / pressure.

·  Willingness to travel between construction sites. Some in state travel may be required.

·  Physical and mental fitness is a given.

·  A person of excellent integrity and character, self-motivating, driven to succeed with a strong focus on customer service and quality.
