Monthly Checklist:
c Toilets for leaks
c All sink faucets for proper operation and leaks.
c Interior caulking around all sinks, bathtubs and shower enclosures for cracking or missing grout or caulk.
c Garbage disposal to be cleaned.
c Check sink, bath tub and shower drains
c Proper operation of all interior and exterior doors:
· Hinges secure
· Proper closing
· All door knobs and dead bolt operation.
Bi-Annual Checklist:
c Operational testing of sump pump and back-up battery if applicable.
c Inspection of interior walls of foundation for cracking or signs of water infiltration.
c Operational testing of emergency generator and starter battery if applicable.
c Fire extinguishers to ascertain if fully charged.
Cleaning of Specific Appliances:
c Dryer lint removal (interior duct) and dryer vent duct vacuuming. (Note: The cleaning of the dryer filter should be done after each dryer use by the homeowner.)
c Bathroom exhaust fans: Clean all dust and dirt from the exhaust fan and duct.
c Kitchen range exhaust fan and duct. Clean or replace filters if applicable.
c Hot water heater:
o Drain unit if required by manufacturer
o Check operation of the temperature and pressure relief valve
c Air conditioner filter replacement
c Heater filter replacement
c Vacuuming of refrigerator coils.
c Washing Machine:
§ Clean lint traps if applicable after each use
§ Check supply hoses for signs of deteriorating.
Power Washing (molded surfaces can be a slip and fall hazard in wet conditions)

Winter/Spring Projects:
c Closing or opening of ponds or fountains (summer/winter)
c In winter it is necessary to shut-off and drain all exterior faucets, those which are not frost-free devices to prevent ice damage. Additionally, all hoses should be drained to prevent ice damage.
c Installation of screens or storm windows (summer/winter)
c Changing light bulbs or flood lights
c Cleaning of all rain gutters and downspouts. Quarterly, or more often if needed in heavy foliage areas.
c Closing or opening of foundation vents if applicable, (closed in winter open in summer)
c Check electronic heat/air conditioner thermostat:
§ Change batteries if necessary.
§ Check for proper programming summer and winter months.
Yearly Checklist:
Cleaning or replacement of filters:
c Servicing humidifier (winter) or dehumidifiers (summer): Clean the unit and clean and/or replace the filters.
c Clean chimney flue and fire box in a wood burning fireplace.
c Check all smoke and carbon dioxide detectors:
o Operational testing
o Replace batteries as needed
Exterior foundation inspection
c Inspection for cracking and the presence of insects.
c Fireplaces: inspect the joint where the brick meets the siding for missing or cracked caulk.
c Check all areas where telephone, and cables lines enter the home. Check for sealant around wires to prevent air and insect intrusion.
c Check around foundation for proper water drainage away from the foundation
c Check all gardens around the foundation. Does any mulch come in contact with any wood trim or siding of the home, a major cause of insect intrusion?
Exterior Siding and trim:
c Check around all door and window moldings for rotted wood, insect damage, and missing or cracked caulk.
c Inspect around all corner posts for rotted wood, insect damage, and missing or cracked caulk.
c Inspect around all trim and rake boards for rotted wood, insect damage, and missing or cracked caulk.
Deck and porch inspection:
c Inspect all areas for rotted wood, and insect damage.
c Check all railings and stair rails for stability
Roof inspection:
c Damaged or missing shingles
c Inspect flashing, soffits, and eves
c Chimney inspection for cracking or missing mortar.
c Inspection of chimney caps if installed. Is the cap secure and free from animal damage?
Garage door:
c Inspect bottom door seals, which should contact the garage floor across the entire surface.
c Electrically operated garage doors:
o Check for smooth operation.
o Check safety sensors for proper operation and adjustment to prevent personal injury.
c Windowsills, doorsills, and thresholds: Inspect for cracking, proper caulking and good paint condition.
c Attic ventilation inspection:
o Check for proper ventilation, and free airflow unobstructed throughout attic.
o Attic roof or gable vent exhaust fans:
§ Properly vented to exterior
§ Fan motor in proper order
§ Thermostat set to desired temperatures.
o All bath and kitchen exhaust fans properly vented to the exterior of the home
