CALL TO ORDER

Meeting called to order at 7:05 p.m. by Keith Krueger. Present: Keith Krueger, Brian Simoneau, Maria Huth, Zach Scholl, Michael Omel, Bob Berger, Cassie Brekka-Serhal.

REVIEW OF MINUTES

Minutes of January 2013 read by Brian Simoneau. The Minutes were approved by Bob Berger and 2nd by Cassie Brekka-Serhal.

FINANCIAL STATEMENT

Financial Statements for the Operating Account read by Maria Huth.

PNC Operating Checking Act $21,447.04

PNC Reserve Money Market Act $9,560.10

PNC Reserve CD $1,053.13

PNC Reserve CD $1,053.13

Total Balance $33,113.40

VIOLATION STATUS

Violations were not sent out for January due to the many issues in the violation log.

HILLSBOROUGH COUNTY GRANT

The grant to improve the lighting at the front entrance has been approved for $2500. We will have to meet with the county before starting the work, and we will have until August 31 to complete the improvements.

DRAINAGE EASEMENT ISSUE

SWFWMD came out and determined that there is a drainage issue behind 3009, 3011, 3013, and 3015 Minuteman and that it is not as was permitted. SWFWMD will send us the original plans to show what was permitted. We will be contacting engineers with those plans to determine what the drainage solution should be; SWFWMD is requiring a gravity solution instead of a mechanical solution.

2013 PROJECTS

1.  Spring update and cleanup of the front entrance including mulch, plants, and irrigation – We will start to organize this in March.

2.  Pressure wash and paint the wall and sign at the front entrance – The pressure washing is done, and the wall is ready to be painted.

3.  Trim the trees hanging over the street at the intersection of Minuteman and Red Coat and along the fence at the north end of Minuteman before the cul-de-sac – This was finished two weeks ago at a cost of $550, which also included under some street lights.

4.  The proposal for the park benches at the pond has been put on hold. This may be more expensive than expected.

BLOCK PARTY

The board approved a budget of $250 for the block party, which is currently scheduled for Saturday, April 6.

SPRING EVENTS

The next community garage sale is Saturday, March 23.

The next mailbox painting day is Saturday, April 20.

NEIGHBORHOOD UPDATE

The neighborhood update including the 2013 budget was sent on February 1. The HOA assessment mailing has also been sent, and the payments are due March 1.

QUARTERLY NEWSLETTER

The next newsletter will include dates for the spring events and ask for volunteers for the upcoming projects.

VARIANCE REQUEST

A variance for a privacy lattice at 2928 Minuteman was approved.

A variance for a new roof color at 2923 Red Coat was approved.

PROPERTY MANAGEMENT

The board voted to change property management companies at the end of our current contract. On April 1, we will be changing from KRPM to Home Encounter. The new contract for Home Encounter was approved by the board. The fining resolution will have to be modified based on the new cost of violations with Home Encounter and the frequency of violation drive-thrus.
