NOTICE OF PUBLIC HEARINGS

Notice is hereby given that the Planning and Zoning Commission of the Town of Keenesburg will hold a Public Hearing commencing at 6:00 p.m., Thursday, March3, 2016 at the Keenesburg Town Hall, 140South Main, Keenesburg, Colorado 80643. The purpose of the Public Hearing is to consider a request for an amendment to the PUD for the Fair Meadows Subdivision. The amendment requests a reduction in side yard setbacks as well as a reduction in setbacks on corner lots.

Further Notice is hereby given that the Board of Trustees of the Town of Keenesburg will hold a Public Hearing commencing at 6:00 p.m.,Monday,March14, 2016at the Keenesburg Town Hall, 140South Main, Keenesburg, Colorado 80643. The purpose of the Public Hearing is to consider a request for an amendment to the PUD for the Fair Meadows Subdivision.The amendment requests a reduction in side yard setbacks as well as a reduction in setbacks on corner lots.

Any person may appear at the Public Hearings and be heard regarding the matters under consideration. The approximate location of the property is thenorthwest corner of Woodward Avenue and Johnson Street. The legal description of the property that is the subject of theamended PUD is set forth below:

Lots 4 through 21 inclusive, block 1, together with the alley between lots 4 through 21, block 1 as vacated by ORDINANCE NO. 97-4, Town of Keenesburg, Recorded July 23, 1997 in book 1617 at reception No. 2559360 Weld County Records, and tracts 2 and 3, together with vacated Kipp avenue lying adjacent to said lots and tracts as vacated by “Kipp Avenue Vacation Plat” recorded July 13, 2006 at reception No. 3402942 all in Howser and Timbers subdivision Town of Keenesburg, County of Weld, State of Colorado, excepting therefrom that portion conveyed to Weld County, by deed recoded November 7, 1962 in book 1629 at page 499, Weld County Records, County of Weld, State of Colorado. Containing 5.22 Acres more or less.

Copies of theproposed amended PUD for Fair Meadows, andother related application materials, are on file and available for public inspection in the office of the Town Clerk, 140 South Main, Keenesburg, CO 80643, during regular business hours.
