BOARD OF DIRECTORS REGULAR MEETING

FEBRUARY 17, 2016

MEETING MINUTES

I. CALL TO ORDER

A regular meeting of the Copperfield at Tampa Homeowners Association, Inc. Board of Directors was called to order by Manny Montenegro, President, on the above date at 6:30 PM at Tampa Community Hospital Conference Facility, 6001 Webb Road, Tampa, Florida.

II. ROLL CALL

Directors Present: Gretchel Leftwich, Manny Montenegro, Donnice Picart, JimVarga, and

Andrew (Drew) Young

Directors Not Present: None

Present also were Manager Ron Trowbridge and Welcome Committee Chair Debbie Gonzalez

III. READING AND APPROVAL OF PRIOR MINUTES

On motion by Manny Montenegro, duly seconded, the Board unanimously waived the reading of the January 20, 2016 Regular Board Meeting minutes and approved the minutes as presented.

IV. FINANCIAL REPORT

It was noted that the Board was previously provided financial reports for the monthly and year to date

period ending January 31, 2016. The Manager reviewed the reports with the Board and updated the

Board on collections. The HOA annual insurance coverage was renewed with negligible cost increase.

V. MANAGER’S REPORT

A. Common Grounds: The Manager updated the Board on common grounds maintenance. Underground wiring at the south entrance on Hanley was repaired for $ 495. The Manager reported his findings on procedure and costs of Muscovy duck removal.

B. Enforcement Matters: The Board reviewed the current deed restrictions violation list presented by the Manager. The Board discussed procedures for handling cleaning notice violations and will continue the discussion at the next meeting.

C. General: The Manager obtained three new meeting notice signs. Management acquired one, rather costly bid, for replacement of side yard, wing fencing at the HOA owned 7048 Hollowell and is seeking a less expensive bid.

VI. OTHER REPORTS

A. Website: There was no report.

B. Welcome Committee: The Committee reported one new resident welcomed since the last meeting.

C. Yard of the Month: The Committee reported 7103 Hollowell as February Yard of the Month.

D. Newsletter: There was no update.

E. Street/Easement Collapse: County repairs remain scheduled for YR 2016.

VII. UNFINISHED BUSINESS

There was no unfinished business.

VIII. NEW BUSINESS

A. The Manager reminded the Board of the May annual homeowners meeting. The first notice of

meeting will be distributed on March 18, 2016.

B. On motion by Manny Montenegro, duly seconded, the Board unanimously agreed to table any

consideration of Muscovy duck removal, citing that currently, there not that many around the pond.

C. The Board unanimously approved the repainting of gable siding in light beige of 7135 Hollowell, the

repaint of 8722 Lindenhurst in grey with light beige trim and the erection of 4.5 foot chain link fence at

the rear lot line of the lake front lot at 8717 Osage.

IX. ADJOURNMENT

There being no further business, the meeting was adjourned at 7:47 PM.
